Post Construction Phase


A. Completion, Turnover and Contract Closeout

As for September 17 2020, the Red Robin 10-Storey Hotel Project was successfully
established. Looking back at our project milestone, we can say that our progress was as
expected as we were able to follow our schedule plan. We were able to fill out the requirements
such as occupancy, notice of completion, and release for retention and by that, all of our
checklists have been accomplished. As for deliverables, we were able to build a 10-storey hotel
building using globally preferable products with a sustainable foundation and therefore we can
say that the budget and cost was not put to waste. All the permits were completed before the
construction began, all the equipments and mobilization were available during the project
processes, risks have been determined and handled, documents are kept by the prime
contractor, and most importantly project cost stayed the same as initially budgeted cost and so
we can say that our assumptions were on point. Our project criteria definitely helped as for each
task as the project team had the same visions in mind which are; the project will be a success if
the customers are well pleased, key outputs are met, and when the success criteria are met.
Constraints were strictly followed as the structure was built following the specification and
design of the original blueprint. In terms of construction management, the scopes in all the
works such as earthworks, concrete, masonry, roofing, and plumbing was thoroughly followed
therefore there were no changes in the characteristic of the final product to what was originally
planned. The project inspection request was signed legally and was conducted by a highly
qualified inspector which is an ESC Supervisor resulting in a positive feedback as we are said to
have followed the BMPs. All the contracts’ requirements have been complied resulting for our
recent suppliers and support companies to be willing to work with us in projects to come. Our
stakeholders are well-taken care of and with the project’s positive results, we are able to gain
the trust of our stakeholders and are expecting to gain more investors in the future. With the
positive feedback that we have been receiving from the construction world locally, it will not be
long until the team will start planning for a new project matching the specifications and design of
well-known international companies as we aim for our next one to be known internationally.
