DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is made, executed and entered into by and between:

BIENVENIDO AWAS SR., of legal age, married to Felicitas Orevillo, Filipinos, and residents
at Poblacion, San Miguel, Bohol, hereinafter referred to as the “VENDOR”;
-AND-

SPOUSES JONATHAN REYES AND RONALYN GOLOSINO, Filipinos and residents at


Cambangay Norte, San Miguel, Bohol hereinafter referred to as the “VENDEES”;

WITNESSETH;
WHEREAS, the VENDOR is the true registered owner of a certain parcel of land covered with
ORIGINAL CERTIFICATE OF TITLE NO. 4303 containing an area of THIRTEEN THOUSAND FOUR
HUNDRED TWENTY (13,420) SQUARE METERS, more or less, located at Corazon, San Miguel, Bohol and
more particularly described as follows:
“A parcel of land (Lot 147, Psu-80904 lot 2, Amd.3) being a portion of Lot 2 Psu-80904, Amd.2 situated in the
Barangay of Corazon, Municipality of San Miguel, Province of Bohol, Island of Bohol. Bounded on the S., along line 1-2 by
Lot 139, along line 2-3 by Lot 118 on corner 3 by Lot 18 (OLT) along lines 3-4-5-6-7 by Lot 17 (OLT), on the NW., along line
7-8 by Lot 149 on corner 8 by Lot 150; along line 8-9 by Lot 148, on the NE., along lines 9-10-11-1 by Lot 11 (OLT), all in
the plan. Beginning at a point marked “1” on plan, being S. 87 deg. 49’E., 6728.75 m. from BLBM No. 1, Cambangay Sur,
Trinidad, Bohol. THENCE:
S. 79 deg. 55’W., 59.64 m. to point 2; N. 46 deg. 38’W., 18.09 m. to point 7;
S. 78 deg. 46’W., 151.44 m. to point 3; N. 59 deg. 11’E., 26.26 m. to point 8;
N. 50 deg.49’W., 19.28 m. to point 4; N. 80 deg. 01’E., 115.48 m. to point 9;
N. 38 deg. 25’E., 20.04 m. to point 5; S. 20 deg. 54’E., 25.42 m. to point 10;
N. 00 deg. 18’E., 31.39 m. to point 6; S. 45 deg. 44’E., 17.54 m. to point of beginning.
Containing an area of THIRTEEN THOUSAND FOUR HUNDRED TWENTY (13, 420) SQUARE METERS, more or less .

WHEREAS, the VENDOR desires to SELL a certain parcel of land including all the improvements found
and standing thereon and that the VENDEES also wants to BUY the aforementioned property;

NOW THEREFORE, for and in consideration of the sum of TWELVE THOUSAND PESOS
(P12,000.00) Philippine Currency, hand paid by the vendee to the vendor, the VENDOR DO HEREBY SELL,
TRANSFER, and CONVEY by way of Absolute Sale unto the said VENDEES, his heirs and assigns, the certain
parcel of land together with all the improvements found thereon, free from all liens and encumbrances of
whatever nature including real estate taxes as of the date of this sale.
