Cabanatuan. Bounded on the SW. along Line 1-2 by Road lot 23, on the NW, along line 2-3 by
Lot 27; on the NE., along Line 3-4 by Lot 10; along Line 4-5 by Lot 11; and on the SE., along Line

Philippine Currency, to me in hand paid and delivered to my full and entire satisfaction by
ANGELO VALDEZ GONZALES and JOYCELYN D. NICOLAS, of legal ages, Filipinos,
both single and residents of Purok Magsaysay, Bagong Buhay, Cabanatuan City, we hereby
SOLD, CEDED, TRANSFERRED and CONVEYED by way of Deed of Absolute Sale unto
said Vendees, ANGELO VALDEZ GONZALES and JOYCELYN D. NICOLAS to their heirs
and assigns and successors-in-interest all our rights, participation and interest over the above
described parcel of land, free from all liens and encumbrances whatsoever.

That We hereby warrant this title over the land above-described, inclusive of all
improvements erected thereon, with full rights to dispose of the same free from all liens and
encumbrances and that henceforth, full right of ownership, and possession shall pertain to vendees
ANGELO VALDEZ GONZALES and JOYCELYN D. NICOLAS, and we shall defend its
ownership from any/all claims whatsoever.

That this property is not covered by Comprehensive Agrarian Reform.
