SPECIAL POWER OF ATTORNEY

I, ESTELA MAE URBANO VELASCO (Grantor), of legal age with address at 825
CENTRO ST. SAMPALOC MANILA after being sworn to in accordance with law, hereby names,
appoints and constitute CHARRY MACANAS WAGAS likewise of legal age, a Filipino citizen
and resident of 1467 INT. 50 GOMEZ ST. PACO MANILA as my lawful Assignees and in my
name, place and stead to do and perform the following acts to wit:

To execute, sign, received, process any kinds of transaction in the Office of Bureau of
Internal Revenue and PAG-IBIG FUND regarding the selling of property, sign of Deed of Sale
with Assumption of Mortgage and all other concerns on the stated address/property located at
B12 L15 1st Avenue Wellington Residence Brgy. Tres Cruses Tanza Cavite and all other
concerns regarding the said property from the undersigned grantor thereof under such terms
and conditions and under such covenants which my/our said Attorney-In-Fact may deem
proper and convenient.

I HEREBY GRANT AND CONFIRM all that the Assignees and Authority to do and
perform every act and whatsoever necessary to be done in and about the premises relative to
the said purposes and not limited to the purposes stated herein.

I HEREBY RATIFY AND CONFIRM, all that the Assignees and lawfully do or cause to
be done by virtue of these presents.
