I GENERAL CONDITIONS

a. The works under these specifications in connection with the plans and working drawings
call for the complete construction of the PROPOSED STORAGE WAREHOUSE. The
details presented here on must be understood and complied by the parties fabricating
the materials and performing the construction, and all individuals involved in the
process.

b. All the materials involve in the construction shall be of approved quality and of no
defects that would degrade the structural integrity of the building, serviceability and
aesthetics of the project.

c. All aspects of construction shall be done in a first class, up-to-date workmanship in


accordance with the plans and with these specifications together and conformity to the
Designing Architect and the Owner.

II SITE PREPARATIONS

a. CLEARING

The specific place of construction shall be cleared of existing vegetation. However,


plants and trees that do not interfere with the construction of the structure shall be
preserved with the consent of the Architect and the Owner.

b. REFERENCE MARKS / STAKING

Prior to any staking, reposition of lot monuments is necessary. Such activity must be
performed by a competent surveyor and by a Geodetic Engineer to avoid encroachment
issues. Reference marks shall be checked periodically for any movements and
misalignments.

c. EXCAVATION

Excavation of foundations shall reach a soil bearing capacity of 160kPa. No footing shall
rest on fill. When verified during excavation that the soil is incapable of carrying the
anticipated loads, the excavation shall go on deeper until a desired undisturbed stratum
that meets the designed bearing capacity of the soil is achieved. Shoring shall be
installed when soil condition is unstable due to water presence.

d. BACKFILLING

When concrete foundations have enough strength to carry loads, the excavated
materials shall be used for backfilling or any backfilling materials approved by the
Architect or supervising Engineer. Backfilling shall be done in layers of 0.15m and shall
be compacted thoroughly by wetting, tamping, rolling or by the use of compactors. All
unnecessary objects mixed with the backfilling material shall be removed.

III CONCRETE WORKS

a. MATERIALS
1. Portland Cement Type 1 shall be used. Concrete shall be mixed thoroughly until
there is a uniform distribution of cement, sand and aggregates.
2. Fine aggregates to be used shall pass through No.4 sieve, Coarse aggregates shall be
¼” angular crushed gravel. Aggregates must be cleaned and free of organic
materials.
3. Water for mixing concrete shall be tap water without any contaminants such as oil,
acid, organic materials and salt contents.
4. Admixtures proposed for concrete mixing shall be consulted first to the Architect or
Engineer for approval.

b. CONCRETE PROPORTIONS
1. The following concrete mix proportions shall be observed:
Footings and Columns Class A (1:2:4)
Reinforced Concrete Beams Class A (1:2:4)
RC Concrete Slabs Class A (1:2:4)
Masonry Laying & Plastering Class B (1:2.5:5)
Slab on Fill Class C (1:3:6)
2. All major parts of the concrete structure such as footings, columns, beams, slab on
fill and suspended slab shall meet a 28-day compressive strength of 3000psi.
For slab on fill. It shall be 2500psi.

c. FORMS AND SCAFFOLDINGS


1. All forms shall be properly braced and connected together to maintain the correct
positions and shape of concrete members. It shall be fabricated to be sufficiently
tight to minimize bulging and seepage of water.
2. All forms shall not be removed until the concrete has attained the sufficient
strength to carry its own weight and additional loads that it will carry. However, side
forms for beams can be removed earlier that that of the bottom forms once
provided additional shoring shall be installed to support it.

d. CONCRETE SLAB ON FILL


Concrete slab on fill shall be poured over a thoroughly compacted layer of gravel
(1/4” angular) of not less than 100mm thick.

e. SUSPENDED CONCRETE SLAB


Suspended slab shall be poured over a well-connected and braced steel deck
membrane with thickness as shown on plans.
f. CONCRETE CURING

Concrete shall be treated by a curing compound or by frequent wetting of water for


14 days.

g. STEEL REINFORCEMENT

Reinforcement bars to be used shall follow what is specified on plans; any deviation
from the working drawings shall have a prior approval from the Architect or
Engineer. All steel reinforcements shall have a yield strength of 33000psi.

IV MASONRY WORKS

a. Concrete Hollow Blocks to be used shall be of good quality and standard. All
exterior and interior walls shall be composed of 4” thick CHB. For interior CHB
walls where embedded plumbing pipes are located, the thickness shall be at
least 6”.
b. All cells of Concrete Hollow blocks shall be completely filled with cement and
sand mortar with a mix ratio of 1:3 by volume.
c. Minimum thickness of mortar on CHB wall shall be 25mm. Plastering shall be
smooth finish with a minimum thickness of 12mm.
d. Spacing of bars shall be every 3 layers of CHB for horizontal bars and every
600mm for vertical bars. 10mm deformed bars shall be used on vertical bars
while 8mm for horizontal bars.

V ROOFING

a. Sch40 – 2” x 4” G.I. Pipes shall be used for Trusses and Girts while 2” x 3” L-Cee
bars shall be used for Purlins. All framing members must be rust free and
painted with two (2) coats of Epoxy Primer.

b. Roofing shall be corrugated G.I. sheets properly painted. Holes for Tek Screws
shall be drilled first and not to be hammered.

c. In portions where the roofing terminates on a firewall, end wall flashings shall
be installed in such a way that the part of the flashing will be embedded in the
firewall, plastered and waterproofed.
VI ELECTRICAL WORKS

a. Rough INS – ATLANTA or MOLDEX shall be used in all PVC conduits, utility boxes
and junction boxes or of approved Brand by the Architect and Owner
b. Fixtures – PANASONIC or ROYU wide design series shall be used in fixtures such
as convenience outlets, switches and jackets.
c. Wirings – PHILFLEX of Phelp Dodge THHN, THW or TW wire shall be used.
d. All electrical fixtures location such as switch bank panel boards and fixtures shall
be directed by the supervising Electrical Engineer at the jobsite.
e. All electrical works shall be done in accordance with the requirements of the
latest Philippine Electrical Code, Electrical Ordinances of the City, and of the
Certifying Electrical Engineer.

VII PLUMBING WORKS

a. Rough INS – MOLDEX, ATLANTA, or SANIMOLD Pipes shall be used in all water
and sanitary lines respectively, and should be free from pin-point holes, scar and
other imperfections that may cause leaks.
b. Fixtures – Water Closets and Lavatories shall be HCG or approved equal.
c. Termite piping shall use 1” PVC pipe as main and ½” for branches.
d. All plumbing works shall be done in accordance with the certifying Master
Plumber, latest provisions of the National plumbing Code of the Philippines,
Sanitary Ordinances of the City and of the Local Utility Company.

VIII MATERIALS AND SURFACE FINISHES

a. Concrete Surface – All concrete surfaces shall be neutralized, well primed and
corrected of defects with putty and should be leveled evenly to a smooth
surface prior to painting of top coat. Acrylic based shall be used.
b. Metal Surface – All metallic members shall be cleaned and applied with rust
converter prior to the application of Epoxy Primer. Metal primers shall be
applied two coats before applying the top or Finish Coating.
c. Walls – Interior and Exterior Walls shall be cement plaster finish.

ADDENDUM

The Architect or Supervising Engineer shall be consulted if conflicts arise between the Plans and
Specifications and or other necessary works or materials not mentioned in either Plans and
Specifications.
