I believe that there are core principles of success and universal and timeless truths
that men and women of every generation can apply to their lives that will help
them succeed in every area of their life.

marriage, providing for his family and trying to achieve a breakthrough in his career.
Charlie is an old man living in a house they call “12 Pillars”. When Michael
accidentally stumbles upon the house of “12 Pillars”, he has a chance meeting with
Charlie, the caretaker of the house. In their encounter, Charlie shares with Michael
the reason behind the property’s unusual name and begins to reveal 12 principles
of success that the owner of the home, Mr. Davis, had based his life upon. Little did
Michael realize that this chance encounter would totally change his life! The two
formed a great friendship until one unfortunate event happens…

to a sales call. Having no signal on his mobile and no other means of help, he begins
walking to see if he can find help. He then stumbles upon the most beautiful home
he has ever seen ‐ a big, white plantation styled house with “Twelve Pillars” written
at the gate. It’s here he meets an old man named Charlie, who he believes to be the
caretaker of the property. Charlie offers to help him with his car. They briefly
discuss the house, its owner, Mr. Davis, and Mr. Davis’ secrets to success. When
asked about his life and what type of work he’s in, Michael begins to open up to
Charlie about his life and struggles. Here’s what Michael learns from Charlie in their
first meeting:
“Motivation is what gets you
started. Habit is what keeps you
going.” First Pillar of Success: Personal Development
‐Jim Rohn
o Personal development is the foundational pillar
o Success comes when you develop yourself beyond where you currently are.
o You make a certain amount of money based on how good a salesman you
are. You can work harder and harder, but you will only make so much
because you are only so good. The key is to become a better salesman! The
way you do that is start putting more work and time into yourself.
Read books, attend seminars, study the best salespeople. Study and
apply the information. Implement what you learn. Work on integrating
the ideas into your everyday work. That way, when you make the
same ten sales calls every day, you’ll get more sales because you’ve

you were better.” o Every life form seems to strive to reach its maximum except human beings.
‐Jim Rohn How tall will a tree grow? As tall as it possibly can. Human beings on the
other hand, have been given the gift of choice. They can choose to be all
they can be, or they can choose to be less. Why not stretch to your
maximum potential and see all you can do?
o The only way things are going to change for you is when you change! What
are you going to change that will in turn change your life? If you keep on
living the way you are now, you will continue to produce the same life that
you already have. That’s the way life works.
o There were lots of things Michael wanted to change. There were lots of
things he knew he needed to change.
CHAPTER 2: Live a Life of Health

Second talk with Charlie
“You should make sure that the
outside of you is a good o After stumbling on Mr. Davis’ house, meeting Charlie, and hearing Charlie’s
reflection of the inside of you” description of the 12 pillars of success, Michael knew he needed to change!
‐Jim Rohn He realizes that he isn’t taking care of himself in any aspect of his life. He
didn’t read books, didn’t exercise, had not been placing any emphasis on his
spiritual growth, and was struggling in his marriage with his wife, Amy.
Michael admits to Charlie that he hadn’t given much time to his family
because of all the hours of work he had to put in to provide for them.
Michael makes a list of ten things about his life that he knew he could
change.
Second Pillar of Success: Total Well‐Being
o We need three‐dimensional health
o Most people think of physical well‐being as “health”, but it’s much more
than that. A person is made up of three parts: the body, the soul, and the
spirit. Three dimensions.
o We have our bodies, that’s obvious but we also have our soul, which is
basically our intellect, will, and emotions; and then we have our spirit—

the part that transcends this world. This is the part of us that God
designed to be eternal. The fact is, most people pick only one of these

areas and work exclusively on that area. We need to work on all three
The Bible areas because they are interdependent.
“How to Read a Book” o We function best when we live in balance.
Mortimer Adler o Life is like a three‐layered onion. You peel each layer back until you get to
the core. The spiritual is at the core, and it is the most important. The
“My Utmost for His Highest” second layer is the soul, and the outer layer is the physical—the body.

James Allen o We should take care of our body because it is the only place we live!
o If you focus on improving all these three areas, you will see that each one

will grow stronger, and the stronger they get, the stronger they will make
others. It all ties together.

Third Pillar of Success: The Gift of Relationships
“Think and Grow Rich”
Napoleon Hill o Relationships can be hard, but they are also what the joy of life is made of!
“Power of Positive Thinking” o Relationships represent the most beautiful highs of life as well as some of
Dr. Norman Vincent Peal the most tormented lows; it is all what you make of them.
o Relationships are the backbone of our existence.

o Life is hard. Success is hard. If you want easy, you can have it, but you won’t

must be summoned constantly to valuable is hard to get. That is why so few go for it.
keep any relationship flourishing o Life is always about our relationships, and the way to build them is by
and growing” investing quality time into them!
‐Jim Rohn o Both quantity and quality time is required.
o People aren’t perfect, and neither are we. But we all need people,
especially if you want to be successful. You cannot succeed by yourself.
Time and effort are needed. It takes effort to make the time. It takes effort
to see the best in another person’s faults.
o Imagination helps you see what the relationship could be.
o Michael opened up about his Mom and Dad, who were both deceased. His
dad worked hard but didn’t make much money. His mom was great, but
simple. It was a simple life growing up. No excitement, no drama. Michael
does have one sister who is married with two kids and lives in Denver. He

to accomplish it”
‐Jim Rohn CHAPTER 4: Achieve Your Goals
Third Encounter
o Michael is happy to report that he has started putting more time into his
relationship with his wife, Amy.
He started making time by doing a date night each week. Amy
would pick a movie, restaurant, or whatever she wanted.
Michael and Charlie discuss the importance of writing down goals. Michael admits
feeling frustrated over the years because he desperately wanted to be successful,
“Success is nothing more than a but hadn’t known where to start.
few simple disciplines practiced
every day.” Fourth Pillar of Success: Achieve Your Goals
‐Jim Rohn
o Writing down goals accomplishes two things: First, in order to write it
down, it means you have to have a goal in the first place. Secondly, there is
power in writing goals down. It brings them into reality!
o One of the best things you can do is to write down one hundred things you
want to accomplish before you die. Just the process of deciding what they
are is very powerful, but when you get them written down, watch out,
because you will achieve them! Your mind is now cognitively aware of
them! Your mind then goes to work on how to achieve them.
o The major reason for setting a goal is for what it makes you in order to
accomplish the goal! What it makes of you will always be of far greater
value than the goal you achieve. Make a million dollars, not just to have a
million dollars, but for what you will become in the process of making the
million dollars.
o You cannot change your destination overnight, but you can change your
direction!
www.TheMasterCloser.com Page 4 of 12
o Would you be able to dream something big for yourself in five or ten years?
Whatever is out there in the future you want to achieve – that is your long
term goal. Then you can choose somewhere in the middle for your
midrange goal. And then a short range goal for a year or two out. You might
even have ‘micro‐goals’ that are just months out. The key is that each one
leads you to your final goal.
o Just decide wat you want to do and then get started. That is one of the
“Every day has many most powerful lessons in life.
opportunities, but only one best
opportunity”
‐Jim Rohn CHAPTER 5: The Proper Use of Time
Fifth Pillar of Success: The Proper Use of Time
o On more than one occasion, we must all suffer from one of two pains: the
pain of discipline or the pain of regret. The difference is discipline weighs
ounces while regret weighs tons.
o Think about your deathbed. There are certain things—things you have yet
to do, but long to do—that if you don’t achieve them during your lifetime,
you will have deep regrets. There is one certainty…life ends, and sooner
than you want.
o So many men and women never let themselves dream, and of those who
do, most of them never overcome their fear and whole‐heartedly strive to
achieve their dream. Then one day, they wake up on their deathbed and
there is nothing—not a single thing—that they can do about it! They then
“Either you run the day or the suffer from the crushing weight of the pain of regret!
day runs you.” o Days are expensive and irreplaceable! When you waste a day, you have one
‐Jim Rohn
less day to spend. Make sure you invest each one wisely.
o Most people spend their time on the urgent rather than the important!
That’s the time management trap people get into. The urgent is a tyrant ‐ a
master that enslaves you if you let it. It is better to be the master of time
rather than vice‐versa. It is most important to be the designer of our lives!
o If you don’t design your own life plan, chances are you will fall into
someone else’s plan. And guess what they have planned for you? Not
much.
o Someone will master and someone will serve. Run the day or the day runs

won’t grow. Go where the
expectations and the demands to
perform are high” CHAPTER 6: Surround Yourself with the Best People
‐Jim Rohn
Fourth encounter
o This time when Michael meets with Charlie, he reports that his relationship
with Amy is doing much better! He has written his hundred goals in life.
Charlie asks Michael about his influences—specifically the friends he surrounds
himself with. Michael tells Charlie about each of his close friends and how they
spend their time together. Turns out he was surrounding himself with friends who

did very little to inspire to become better and achieve his goals. Charlie advises him
to start reading and explains why it’s so important. Charlie challenges him by

a life.”
‐Jim Rohn
Sixth Pillar of Success: Surround Yourself with the Best People
o Surround yourself with the best—not the best things—the best people!
Surround yourself with winners, successful people who exhibit and live the
values and skills you want to acquire and develop.
o The key people in your life have amazing power of influencing your destiny.
o You must constantly ask yourself these questions:
Who am I around?
What effect are they having on me?
What have they got me reading?
What have they got me saying?
Where do they have me going?
What do they have me thinking?
What do they have me becoming?
Then ask yourself the big question: Is that okay?
o You’ve got to be willing to take an honest look at who is influencing you!
Are they helping you grow in the direction you want?
o Influence is so subtle; it’s like a little nudge, and each time you get
together, there is one more nudge in the wrong direction, toward the
wrong attitudes down the path you don’t want to be on.
“When the student is ready, the o You must place every person you meet into three categories:
teacher will appear.” disassociation, limited association, or expanded association. Simply ask
‐Unknown yourself whether each person is someone you should stop associating with,
limit your association with, or expand your association with.
o Ask yourself what amount of time with each person will challenge you to
become the kind of person you want. If the answer is eliminating the time
you spend, then you need to consider disassociating with them.
o To attract powerful and committed people, you should be one yourself!
Instead of going to work on them, go to work on yourself. If you become it,
you will attract it!
o What happens when you begin to hang around and associate with more
successful people?
You open yourself up to all sorts of knowledge. Knowledge about
how the world works, how business works, how to better your
relationships.
You open yourself up to a vast new network. Their friends become
your friends. Soon your whole business and sphere of influence has
changed for the better.
Most importantly, your attitude changes. And ninety percent of life
is attitude.
o Attitude is greatly shaped by influence and association. Who you hang
around with will be a major determining factor in what your attitude
becomes.
www.TheMasterCloser.com Page 6 of 12
o Anything you have done up until now and everybody you have associated
with has added up to your current situation. Maybe if you changed
association, the results in your life and career would change.
o Life is a journey, and we meet people all along the way. Some of those
people will go the whole journey with us. Some will only take portions of
the journey. Some will join us for just a few miles. We have the freedom—
and responsibility–to determine who we associate with, and that one
decision will have a huge impact on how well our journey goes.
o When the student is ready, the teacher will appear.

you a fortune”
‐Jim Rohn
Seventh Pillar of Success: Be a Lifelong Learner
o The masses ‘lead lives of quiet desperation and go to the grave with the
song still in them.’ – Henry David Thoreau
o If you want to succeed in this life, formal education isn’t the end‐all. Self‐
education is the key (ex. TheMasterCloser.com program).
o Self‐education is what you teach yourself. It is what you learn along the way
so that you are constantly improving and learning.
“The masses ‘lead lives of quiet o If someone is going down the wrong path, he doesn’t need motivation to

with the song still in them.” o Learning is the beginning of wealth. Learning is the beginning of health.
‐Henry David Thoreau Learning is the beginning of spirituality. Searching and learning are where
the miracle process all begins.
o Mainstays to learning that anyone can use to improve their life:
Read books – Books have been, are, and will continue to be one of
the greatest learning tools in human history. It isn’t what the book
costs. It’s what it will cost you if you don’t read it. Have you ever
wanted to sit down and have dinner with some of the great leaders
or famous thinkers? You can when you read their books. How will

their last talk. He enjoyed it more than he thought he would!
Charlie now explains to Michael the importance and truth about sales and making
money and the great effect they have on your life. Michael also begins to notice
that Charlie’s health is declining.
“You must either modify your
dreams or magnify your skills.”
‐Jim Rohn Eighth Pillar of Success: Life is Sales
o The first thing to realize is that everything we do is sales. And to better
understand it, to give a broader application of this principle, it is better to
understand sales as a concept of influence. Anyone who wants to succeed
must learn the art and skill of influencing others.
o All of life is lived with other people and not in a vacuum. When you need to
succeed, it is usually dependent upon working with or through other
people. This is why you must learn the art of influence. It is truly needed
from the time we are born.
A baby must influence his or her parents to feed him

potential boss to give them a job

among men, the grounds of which o There is natural aristocracy among men, the grounds of which is talent and
is talent and virtue.” virtue. – Thomas Jefferson
‐Thomas Jefferson
If you think about the founders of America, they had come from a
place where there was an aristocracy based on the monarchy.
Aristocracy was passed from generation to generation. You became
wealthy and had influence based solely on what family you were
born into. Jefferson was speaking of the beauty of America, namely
that anyone can achieve a natural aristocracy—the maximum levels
of success—if you master the ground of achieving it: talent and
virtue.
www.TheMasterCloser.com Page 8 of 12
o The key to influencing others is to have others perceive you as a person of
talent and virtue. Talent and virtue are as the same as character and skill.
o Talent and virtue are the foundation of successful influence and sales,
whether you are selling a product or selling yourself—and a successful
“The few who do are the envy of person is always selling him or herself. Once you mastered these, the skills
the many who only watch.” of sales are pretty simple.
‐Jim Rohn o Here are the basic skills of sales:
Know yourself, your product, and your competition
‐ You cannot speak that which you do not know
‐ You cannot share that which you do not feel
‐ You cannot translate that which you do not have
‐ You cannot give that which you do not possess
‐ To give and share it, and for it to be effective, you first
need to have it.
Talk to lots of people
‐ Talk to lots of qualified people.
‐ Law of large numbers: a certain percentage will work with
you and buy from you. If ten percent do, then you will sell
more if you call forty people a day than if you call ten
people.
Be persistent and never take “no” for an answer! Hear “not now!”
o Remember, fathertime gets us all, unless disease gets us first. Time is
shorter than any of us would imagine. If people would just wake up to that
fact, imagine how differently they would live!
CHAPTER 9: Income Seldom Exceeds Personal
Development
“What you become directly Ninth Pillar of Success: Income Seldom Exceeds Personal Development
influences what you get.”
‐Jim Rohn o In all actuality, money doesn’t make the world go ‘round.
o For the vast majority of the wealthy, money isn’t the number one thing in
their lives. They have had money and realize that life still goes on, just as it
did before. They may live in nicer homes or drive fancier cars, but life
happens to everyone. Money doesn’t solve the problem of life.
o Money provides no security. If you are hoping for security in your wealth,
you will have a long wait!
It can always go away. You can lose it. You can get sued. Inflation
can eat away at it. It can be stolen.
Every year, you hear of what were once millionaires and even
multimillionaires having to file bankruptcy, going from hundreds
of millions of dollars of net worth to nothing.
“Profits are better than wages.”
www.TheMasterCloser.com Page 9 of 12
‐Jim Rohn Your income seldom exceeds your personal development. If you
want to make a million dollars, you had better grow personally to
the point where you are a million dollar person.
o You have to love what you become, NOT love money!
o Whoever loves money, never has money enough. – Old Proverb
o Profits are better than wages.
Employees are on a wage system. The owner of the company is on
a profit system.
You must work for yourself. As long as you work for someone else,
you won’t make that much money.
Ninety‐nine percent of the wealthy became wealthy by working for
themselves and capturing the profits. Even with those who
inherited their wealth, if you can trace it back, it almost always
ends up beginning with someone who owned a business.
“Work full time on your job and o On giving up: There is an alternative to just quitting and starting all over.
part time on your fortune.” Work full time on your job and part time on your fortune. Maybe
‐Jim Rohn you should start a business on the side and grow it until it is at the
point where you could do it full time.
o Anything of significance is going to be hard.
o Financial independence is the ability to live from the income of your
personal resources. You either pay yourself, or you get paid by someone
else.
CHAPTER 10: All Communication Brings the Common
“Communication is two or more Ground of Understanding

understanding. And when they

tremendous power together.”
‐Jim Rohn
o Communication is hard. But one of the reasons that it is hard is because so
many people aren’t looking at it as a practice wherein two people are trying
to find common ground. Instead, each person is fighting to get the other
person to give up their ground and come over to his or her ground. Then it
becomes a turf battle. On the contrary, each should look for the common
ground.
o Communication isn’t just what you say. It is also how you say it, when you
say it, and the receptiveness of who you say it to. And that’s just the half of
it. The other half is making sure you really listen. So it isn’t just the meaning
of the words. It is tone. It is timing. Make sure that the person is ready to
hear what you have to say. If they aren’t, save it. Say it later.
o The most important thing about communication isn’t speaking it; it is
listening! Listening skills are essential, but the most important aspect of
www.TheMasterCloser.com Page 10 of 12
listening is the character behind the skill! First and foremost, you have to
care enough and value the other person enough to want to listen!
o Most people aren’t listening, they are merely waiting for the other person
to take a breath so they can interrupt them and speak their own mind.
CHAPTER 11: The World Can Always Use One More
“To lead others is to help them
Great Leader
change their thoughts, beliefs
and actions for the better” Eleventh Pillar of Success: The World Can Always Use One More Great Leader
‐Jim Rohn
o Anybody can be a great leader because all leadership means is that you
have mastered the art of influencing others.
o It is leaders that enjoy the most out of life. Leaders make the difference,
rise to the highest levels, enjoy the bulk of wealth and have the best
relationships.
o Leaders experience life to its fullest.
o Managers help people see themselves as they are. Leaders help people see
themselves better than they are. If you want to get paid more, bring more
value to others by becoming a better leader.
o The challenge of being a leader:
To be strong, but not rude
To be kind, but not weak
To be bold, but not a bully
To be thoughtful, but not lazy
To be humble but not timid
To be proud, but not arrogant
o Most bad characteristics are just good ones taken to the extreme and used
for selfish reasons.
o Learn to help people with more than just their jobs: help them with their
lives! Great leaders are interested in people in general, not just for what
they can get from them.
o Integrity: The leader‐follower relationship is built on trust. No one will
follow you if they don’t trust you. So take a close look at your life and make
sure it’s filled with integrity. Make sure you practice what you preach.
o People want to know that where you want to take them is better than
where they currently are.

o We are but breezes of wind that blow through this world. Here one day,
gone the next. No one knows how long they will live.
o You cannot choose how you live but you can choose how well you will live. I
believe that how well you live is bound inherently with how much you leave
for others who come behind you and follow your path.
o I do not believe that there is such a thing as a self‐made man. I believe that
each one of us walks along the path that has been prepared by others who
have gone before us.
o My goal in life has been to live it in such a way that would serve those who
have come after me, to blaze a trail that would allow others to move
forward in their lives faster than if they had to blaze the trail themselves.
o We all have two choices as we live: We can make a living or we can design a
