CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

That this Contract of Lease, made and entered into this ________________ at
________________, Negros Occidental, Philippines, by and between:

________________________________, of legal age, Filipino, ________________, and a

resident of ________________, Negros Occidental, Philippines, hereinafter called referred to as
the LESSOR;

-and-

________________________________, of legal age, Filipino, ______________, and a

resident of ________________, Negros Occidental, Philippines, hereinafter called referred to as
the LESSEE;

WHEREAS, the LESSOR is the owner of _____________________________________,

situated in ________________________________, Negros Occidental, Philippines, and
particularly described as follows:

NOW THEREFORE, for and in consideration of the foregoing premises and of the
mutual covenants and stipulations hereinafter contained, the parties hereto have agreed, and by
present do hereby agree and bind themselves as follows:

1. The LESSOR hereby; leases unto the LESSEE and the latter accepts from the former
property described in the above whereas clauses;

2. The term of the lease shall be for the period of ONE YEAR.

3. The LESSEE shall pay to the LESSOR a monthly rental of ________________, Philippine
Currency every 3rd week of the month until contract end;

4. That starting ________________ the LESSEE shall pay to the LESSOR a monthly rental of
________________, Philippine Currency.

5. That upon signing of this contract, the LESSEE shall pay the amount of ________________,
to the LESSOR, representing ONE (1) MONTH deposit and ONE (1) MONTH advance
payment.

6. That in case of default of the LESSEE to pay two (2) consecutive monthly rentals, then this
contract of lease shall be extra-judicially terminated, and that the LESSOR is authorized to
padlock the said property;

7. That the LESSEE is fully liable and held accountable for all damages done in the said
property;

8. The LESSEE shall use the leased property only in connection with ________________and
not for any unlawful or immoral purpose;

9. That all permanent improvements introduced on the leased property by the LESSEE shall
become the property of the LESSOR at the expiration of this contract without need of
reimbursement for the expenses incurred thereof. However, the LESSEE may remove
temporary and movable improvements introduced thereon as long as no damage is caused in
the leased property;
10. That during the existence of this contract, all kinds of repairs shall be at the expense of the
LESSEE and the LESSEE shall likewise pay for all the utility bills, like water, plumbing,
electricity, and other impositions regarding the use and occupation of the abovementioned
property;

11. That in case the property is sold during the period of the contract of lease, the LESSEE shall
peacefully vacate and deliver the leased property to the LESSOR without the need of any
demand or notice;

12. That in case the property is sold during the period of this contract of lease, then the LESSEE
shall be given first priority to make an offer of the said property;

13. The LESSEE shall comply will all laws, ordinances, rules, and regulations of the national and
local government with respect to the use and maintenance of the leased property;

14. That breach of any provision of this contract by any of the parties shall be considered as
ground for the rescission of this contract. However, if the guilty party is the LESSEE, then
this contract shall be forfeited in favor of the LESSOR. The LESSEE shall then immediately
and peacefully vacate the leased property;
