DEVELOPMENT & AMINTIES AGREEMENT

This Deed of Development Agreement is made and executed on this 17 th March 2021,
Tirunelveli by and between

Mr. Mariappan, S/o. Narayanan, 11A/1, Rajaji Street, Mela Karunkulam, Munneerpallam
Village, Palayamkottai, Tirunelveli District.

Mr. B. Nowsath Ali, S/o. K. Basheer Ahamed, 35, B 3, Pillaiyar Kovil West Street,
Meenatchipuram, Tirunelveli Junction.

The expressions “PURCHASER” “BUILDERS” shall mean and include their respective
legal heirs, legal representatives, administrators, executors, assignees, successors-in-interest
unless the context otherwise requires.

Whereas, the PURCHASER herein to be purchased to Survey No. 264/1B, measuring


1642.99 (Cent 3.77) square feet’s in Munneerpallam, Melakarunkulam Village, Tirunelveli
District - 627011 on the file of SRO Melapalayam which is hereinafter called as the Schedule A
property” and more fully described in the Schedule A hereunder.

Whereas the Purchaser herein has approached the “BUILDERS” herein who is having
experience in developing the lands and plots by providing amenities to Develop the Survey No.
264/1B in the Schedule A property for an amount of Rs. 19,60,000/- (Rupees Ninteen Lakhs
Sixty Thousand only) and “BUILDERS” has agreed to develop the same according to the
development works mentioned in the Schedule B annexed hereunder and hereinafter called as
schedule B Works.
Whereas the Owner and the “BUILDERS” have deemed it fit and proper to reduce the
terms into writing and hence this Document.

NOW THIS DEVELOPMENT & AMINTIES AGREEMENT WITNESSETH AS


FOLLOWS :

1. That the “BUILDERS” shall develop the Schedule A Property as per the Schedule B
works for a total amount of amenities to Develop the Survey No. 116/1 in the Schedule A
Property for an amount of Rs. 19,60,000/- (Rupees Ninteen Lakhs Sixty Thousand only)
which amount the Owner to be paid to the “BUILDERS”.
2. The Purchaser or their representative at all reasonable times can have inspection of the
Schedule A Property.
3. The “BUILDERS” further agrees and undertakes that they shall not demand more amount
than the agreed amount as per the above clause 01 for the development from the Owners.
4. The ‘BUILDERS” shall coordinate with the Electricity Department in getting the facility
of power connection to the Schedule A Property at the request of the Owners.
5. The Purchaser and the “BUILDERS” have agreed to abide by the Terms and Conditions
of this Development Agreement.

SCHEDULE BE DESCRIPTION OF THE DEVELOPMENTAL WORKS

1. Removing the boulders, bushes & Trees in the Schedule A Property.

2. Leveling the surface of the Schedule A Property.

3. Laying the identification stones to recognize the Plot Numbers and boundaries.

4. Construction of Compound wall for the Survey No. 264/1B, Munneerpallam Village,
Palayamkottai, Tirunelveli.

5. Formation of Roads, parks, children Parks, Avenue Plantation, Rain Water Harvesting Pits
for the Survey No. 264/1B, Munneerpallam Village, Palayamkottai, Tirunelveli.

6. Overhead Electricity lines for the entire the Survey No. 264/1B, Munneerpallam Village,
Palayamkottai, Tirunelveli.

7. Underground Water tank and pipelines and Drainage for the Survey No. 264/1B,
Munneerpallam Village, Palayamkottai, Tirunelveli.
