GREETINGS!

This letter is with regards to the demand letter dated February 7, 2020 demanding that I pay the
amount FORTY FIVE THOUSAND SEVEN HUNDRED TWENTY THREE AND 50/100 and the other demand
letter dated October 15, 2020 that demands the payment of EIGHTY EIGHT THOUSAND TWO HUNDRED
SEVENTY TWO AND 58/100. Both of which pertains to be payments for my balance for the contract of
sale I executed with the AFP Retirement and Separation Benefits System with the subject being a
property identified as Block 19, Lot 12 & 14, Phase 3, North Matrix Ville Subdivision, Camarin, North
Caloocan.

I am deeply concerned with the fact that those demands are simply unwarranted to wit:

THAT on June 8, 2017, I went to AFPRFSBS to inquire about my remaining balance for the contract of
sale for the property mentioned above. AFPRFSBS gave my final balance which is FIFTY-ONE THOUSAND
SEVEN HUNDRED FORTY NINE AND 78/100 which I abruptly paid on the same day as evidenced by my
copy of my official receipt dated June 8, 2017.

THAT a month later I came back to AFPRFSBS to claim a transfer of title of the property to my name but
AFPRFSBS pointed out to me that I had left delinquencies wherein I missed posting my monthly payment
on the 27th of September 2013 and on the 28th of December, 2016.

THAT, interestingly enough, I found that I have actually paid BOTH my September 27 2013 balance as
evidenced by an original receipt numbered 00813, a copy attached herewith, and my December 28 2016
balance as evidenced by Check number PNB-745769, a copy also attached herwith.

THAT both abovementioned payment have already been recorded as stated in the Statement of Account
provided to me by AFPRFSBS.

THAT the demand letters I received on February 7, 2020 and October 15 2020 have no standing because
of the fact that I have previously already paid my remaining outstanding balances.
As such it is in my belief that I have paid my balances duly and these demand letters remain
unfounded and unfair lest you explain the sources of these unpaid balances of mine.

Henceforth, I request a thorough accounting of my balance for not only my peace of mind but of
yours as well.
