Political. Changing political situations and uncertainty in other markets may increase the cost of
doing business for Ayala Land.
Economical. Ayala Land faces tough competition in emerging markets like SM Prime.
Social. There is a negative implication of the joblessness coming from unemployed graduates of
real estate by common organizations; some graduates have no required skills for the quality and
standard of staff needed for practice. More awareness needs to be created to educate quality real
