Later the property was partitioned between Shashi Ranjan Sinha and Shishir Sinha vide.
Memorandum of Oral Family Settlement dated 07.01.2013. According to the said
partition each of them got 25.50 decimals of land and came in peaceful possession of
their respective shares.
6. LAND REVENUE IN THE NAME OF SHASHI RANJAN SINHA AND SHISHIR SINHA
Furher Shashi Ranjan Sinha and Shishir Sinha got their name mutated in the office of
Circle Officer vide mutation case no. 5207 R-27/2012-13 and paying tax to government
of Jharkhand.
Also they mutated their name in the office Ranchi Municipal Corporation and paying
taxes in respect of Holding No. 142/C1, Ward no. 04.
The said fact has been verified on the online portal of Land & Revenue Department
Government of Jharkhand https://jharbhoomi.nic.in/
Shashi Ranjan Sinha being interested to develop the lands fully described in PART 1 –
approached the BUILDER/CONFIRMING PARTY and entered into Development Agreement
dated 19th Day of July , 2017 with M/s RIDHI SIDHI DEVELOPERS through its director Mr
Vikash Modi
It shall also be pertinent to mention herein that a separate Power of Attorney was also
executed by the land owner Pradip Kumar Narsari where he appointed and nominated Rahul
Modi S/o Ravindra Modi as his duly constituted Attorney vide registered POA no – IV 120
dated 19.02.2018 registered in the office of District Sub – Registrar Ranchi.
Later Shashi Ranjan Sinha and Shishir Sinha appointed Sri Kashi Nath Jha as their legal
attorney to fulfil
Further an approved plan bearing B.C Case number – 2012/1142 dated 18.11.2013 was
sanctioned from Ranchi Municipal Corporation and thereby a multistorey building namely
“SAI ENCLAVE” was constructed thereby, in which FLAT / UNIT NO. 406 on Fourth Floor
along with a Car Parking space in the basement came into the allocation of the Owners I.e.
SHRI RAM MULTICOM AGENCY PRIVATE LTD
That it is also pertinent to mention herein that as per the Development Agreement dated
01.11.2012 and supplementary Agreement 20.06.2014 out of the total area, the Owner has
been allocated 30 % i.e total 13,467 Sq Ft and 12 car parking area in the basement.

The present owner and seller SHRI RAM MULTICOM AGENCY PRIVATE LTD through its director Sanjay
Kumar Sharda S/o Lt Kameshwar Prasad Sharda is having a valid title and possession upon the aforesaid
property and the property is fit for equitable mortgage post purchase and execution of title deed in favour
of loan Applicant namely Abhilasha Kumari (Loan Applicant)
PART – X CERTIFICATE
In view of the foregoing, I certify that the title deeds intended to be deposited, relating to the property
and offered as security by way of equitable mortgage and the documents of title referred to above are
perfect evidence of the title and that if the said equitable mortgage is created in the manner required by
law, it would satisfy the requirements of creation of equitable mortgage.
The mortgage if created post purchase of the property by the applicant namely Abhilasha Kumari (Loan
Applicant) and deposition of title deed , will be available to HHFL for the liability of the intending
borrower Abhilasha Kumari .
Remarks, if any: -
The required documents as per PART-VII of this report must be present at the time of
disbursement.
No Original Documents are perused and opinion is given on copies of Deed and Online
records. and the property has not been physically verified in any manner.
Since this is a New Purchase case so Pay-Order should only be delivered to the Seller (SHRI
RAM MULTICOM AGENCY PRIVATE LTD) or Applicant (Abhilasha Kumari) post execution of the
title deed in favourof applicant Abhilasha Kumari and due verification thereof.
That Agreement to Sale in between Seller SHRI RAM MULTICOM AGENCY PRIVATE LTD And
Abhilasha Kumari is not Registered or Notarized. The same should be obtained Registered or
either Notarized before disbursement
Post execution of Title Deed the applicant Abhilasha Kumari must apply for holding mutation
in the Office of Ranchi Municipal Office and submit municipal tax receipt to HHF.
