Theorotical Framework

According to Susan (2018), Adaptation theory is an organism's ability to

adapt to changes in its environment and adjust accordingly over time.

Adaptations occur over generations of a species with those traits that help an

individual animal eat and mate most profusely being passed down from

generation to generation until the whole species changes to be better suited to

their environment.

Selling brought capabilities on individual to adapt. This theory claimed

that, adaptation is a continual process without a final form. Therefore, in relation

to this study it allows real estate agents to have a better understanding on how to

adapt with these so called challenges and to come up with the strategies that will

be a key source to surpass the future challenges.

Real Estate Investing and Portfolio Theory - Real estate investing

involves the purchase of real estate for profit. Portfolio Theory originally

developed by Harry Markovitz in the early 1950's, Portfolio Theory - sometimes

referred to as Modern Portfolio Theory - provides a mathematical framework in

which investors can minimize risk and maximize returns.(Friedman et al.,1971)

With this theory we would be able to understand how much risk an investor is

willing to take and would be able to evaluate the property that they are going to

invest with.

Difficulty in selling property brought different risks with regards to

investing. Real Estate Investing and Portfolio Theory provides mathematical

framework that can help real estate agents to have a better understanding on the

willingness of real estate investors with regards to the risk of their investments.

Also, this can help the real estate agent to provide real estate investment option

for their potential investors.

Acquired Needs Theory - In this acquired-needs theory, David McClelland

proposed that an individual's specific needs are acquired over time and are

shaped by one's life experiences. Most of these needs can be classed as either

achievement, affiliation, or power (Yishan et al.,) This theory presumed that

people with high nach are motivated by attaining a goal. They tend to take

calculated risks, that is, avoid both high-risk and low-risk tasks in their work with

the vision to accomplish something.

In relation with this study, acquired needs theory measures the needs of

an agent and how they adapt to a certain change to be able to acquire those

needs. Agents have a compelling drive to succeed. They are striving for personal

achievement rather than the rewards of success. This drive is the achievement

need .

Statement of the Problem

This research ought to determine the challenges and adaptation of real estate

agents in selling real property amidst the pandemic. More specifically it seeks to

find the answers to the following questions:

1. What is the demographic profile of the real estate agents in terms of:

1.2 Sex
1.3 Years in the industry

1.4 Membership to professional organization

1.5 Educational Attainment

2. What is the extent of difficulty in selling real estate property with regard to:

2.1 Law

2.2 Negotiation

2.3 Social Media

2.4 Sales

2.5 Business Development

3. How do the real estate agents adapt in selling real property with regard to;

3.1 Usage of Virtual Reality

3.2 Social Media Advertisement

3.3 Trainings

4. Is there a significant relationship between the profile and the level of

difficulty based on the findings?

5. What strategies in adaptation may be proposed?

Hypothesis

There is no significant difference between the profile and the level of

difficulty based on the findings.


Scope, Delimitation and Limitation

This study covers the adaptation of real estate agents in Batangas

Province. This research focuses in determining adaptation of real estate agents

in selling real property. Challenges of real estate agents in selling are included as

well.

This study is limited to the population of real estate agents in Lipa to Santo

Tomas only. Limited of previous local research studies related on the topic of this

study were only presented. The result of this study will only be applicable to the

population of this study.

In this study, Real Estate agents are being covered and other practitioners

are excluded. Instead of providing an adaptation strategy, the researchers will

only determine what adaptation strategies were undergone by reale state agents.

Significance of the Study

The findings of this study may be beneficial to the following:

Real Estate Management Students. The results of this study may help

them to be involved and be aware of how a phenomenal event can affect the field

that they will be working on the future. The study can also encourage other

individuals to enroll in the program which is very beneficial.

Researchers. This may help to encourage other researchers to improve,

conduct further study and gathered more data on the Adaptation of Real Estate

Agents in Selling Real Property Amidst the Covid-19 Pandemic.


Real Estate Agents. This study may help them to formulate new

startegies that they can use in selling real properties. Also, to provide insight in

adapting to the new normal.

Future Researchers. This study may enhance other researcher’s

knowledge more and open wider opportunities for further research. Also, it may

use as reference and encourage them to conduct similar studies.

Definition of Terms

The following terms which were found in the study were defined

operationally for the full understanding of the used words.

Real estate. It refers to the property that is being listed by the real estate

agent.

Real Estate Agent. It refers to a mediator, putting buyers and sellers

together and acting as their representative in negotiations.

Adaptation. It refers to a need to cope up with the cha[llenges.

Selling. It refers to many processes that real estate agents can be done.
CHAPTER 3

RESEARCH METHODOLOGY

This chapter gives an outline of research methods that will be used in the

study. It provides information on the participants, that is, the criteria for inclusion

in the study, who will be the respondents and how they will be sampled. The

researcher describes the research design that will be chosen for the purpose of

this study and the reasons for this choice. The instrument for data collection is

also described. The procedures that will be followed to fulfil this study are

included. The researcher also explains the methods used in analyzing the data.

Research Design

The study adapted a descriptive research those essence is to

determine and report the correct state of things without manipulating the

information (Ponelis, 2015). The researchers made use a set of questionnaire

and interview to collect and analyze data. Descriptive design describes events

and also defines characteristics of the respondents. Thus, the descriptive design

was idea to this study as it enabled the researcher to have a description of the

adaptation of real estate agents in selling real property. This research design

leverages the advantages of both descriptive research approaches and

correlational research designs in order to explain the adaptation of real estate

agents as well as explain the relationships between the variables of the study.
Respondents of the Study

The respondents of the study were the selected accredited real

estate agents who practice their profession around Batangas area. The whole

population of real estate agents around Batangas are to be determine once we

conducted the studies. Non-probability sampling, which was a purposive

sampling, was used to select the respondents for the research. This sampling

technique was least costly and also time-effective. Moreover, it was easy to

utilize in which the respondents would respond quickly as their motivation level to

participate was high.

Data Gathering Instrument

The researcher made use of a survey questionnaire and interview as a

tool to collect data necessary for the fulfilment of the study. The questions were

generated based on the criteria of the statement of the problem. There were

different parts of the survey questionnaire, the first part was the demographics,

the second part was aimed to know the the extent of difficulty in selling real

estate property with regard to law, negotiation, social media, sales, and business

development. The third part was how do the real estate agents adapt in selling

properties.

The decision to use survey questionnaires and interviews in the primary

data collection was motivated by the fact they were inexpensive, and it is easy to

administer to enable the researchers to gather the information needed from a

great number of respondents.


In this regard, confidentiality and anonymity played an important role in

terms of obtaining access to respondents. It was also crucial to underscore that

no question asked the respondents to give their names. The answers to the

survey questionnaires were judged as a valuable means of instrumentation for

gathering data.

Data Gathering Procedure

The researchers should know the information needed to be collected. The

researcher should know what method or tools to be used in gathering the data

that the researchers are trying to know. After the questionare approval, the

researcher will write a letter asking for permission to conduct a study among the

selected respondents. After the respondents approved the consent letter, the

researcher will set schedule to conduct the interview. All communication that will

be use to accomplish the data gathering are thru electronics platform.

Statistical Treatment of Data

The research used inferential statistics to treat the data collected because

we come up with a logical conclusion that the two variables have significant

relationship. The data will be bivariate data on which each of two variables,

where each value of one of the variables is paired with a value of the other

variable. Typically it would be of interest to investigate the possible association

between the two variables.


Ethical Consideration

The validity of the research instruments was an important consideration

when conducting research to measure what it was supposed to measure. The

researchers also assured confidentiality of the survey sheets since the identities

were not important. Also, the respondents should be respected. Researchers will

be needed informed consent where the respondents will accept to be part of the

research. Full consent should be obtained from the real estate agents prior to the

study. The protection of the privacy of research participants has to be ensured

always. Adequate level of confidentiality of the research data should be ensured.
