DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and executed in the City of

Zamboanga, Philippines, by and between-

MA. SOCORRO T. UNGAB of legal age, Filipino citizen married to

BENSITO UNGAB and with residence and postal address at Zone 4, Cawit,
Zamboanga City, hereinafter referred to as the SELLER;

-- in favor of –

FLORIBELLE M. ALZATE, MAYCIBELLE M. ALZATE and FLORIMAY M.

ALZATE, all of legal age, single, Filipino citizen and with residence and postal
address at 179 Zone 5, Cawit, Zamboanga City, hereinafter referred to as the
BUYERS.

WITNESSETH:

WHEREAS, the SELLER is the true and absolute and registered owner of
a certain parcel of land consisting of TWO HUNDRED SIXTY FOUR (264)
square meters, more or less, located at Barangay Cawit, Zamboanga City and
covered by Transfer Certificate of Title (TCT) No.T-112,213 issued by the
Registry of Deeds of Zamboanga City, more particularly described as follows, to
wit;

“A parcel of land (Lot 100-C-16) of the subd. plan Psd-09-015001

being a portion of Lot-100-C, Psd-09-013502, situated in the
Barangay of Cawit, City of Zamboanga, Island of Mindanao…
containing an area of TWO HUNDRED SIXTY FOUR (264) square
meters…”

WHEREAS, the BUYERS has offered to buy and the SELLER has agreed
to sell the above-described parcel of land, for the price and under the terms and
conditions set forth hereinbelow;

NOW THEREFORE, for and in consideration of the premises, and more

specifically the total sum of FIFTY TWO THOUSAND EIGHT HUNDRED
(P52,800.00) PESOS, Philippine currency, the receipt whereof is acknowledged
from the BUYERS to the entire satisfaction of the SELLER, the SELLER does
hereby sell, transfer and convey, in a manner absolute and irrevocable, in favor
of the BUYERS, his heirs and assigns, the above-described real property, free
and clear from all liens and encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, I have hereunto set my hand on this __ day of

April 2009 at Zamboanga City, Philippines.

Personally came and appeared before me on this ___ day of April 2009 in
the City of Zamboanga, MA. SOCORRO T. UNGAB exhibited to me her
Community Tax Certificate bearing No. 03020297 issued on 07January 2009 at
Zamboanga City respectively, known to me and to me known to be the same
person who executed the foregoing instrument and acknowledged that the same
is their free act and voluntary deed.

That this document refers to a Deed of Absolute Sale consisting of two (2)
pages signed by the parties and their instrumental witnesses on each and every
page hereof.
