DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and executed in the City of

Zamboanga, Philippines, by and between-

SPOUSES IGNACIO SARTE AND ELIZABETH BULAHAN SARTE, both

of legal age, Filipino citizens and with residence and postal address at San Jose,
Zamboanga City, hereinafter referred to as the SELLER;

- in favor of -

SEBASTIAN MANUEL G. BULAHAN, of legal age, married, Filipino citizen

and with residence and postal address at 456 Bulahan Drive, San Jose,
Zamboanga City, hereinafter referred to as the BUYER.

WITNESSETH:

WHEREAS, the SELLER is the true and absolute and registered owner of
a certain parcel of land consisting of THREE HUNDRED FIFTY FOUR (354)
square meters, more or less, located at Barangay San Jose, Zamboanga City
and covered by Transfer Certificate of Title (TCT) No.T-158,575 issued by the
Registry of Deeds of Zamboanga City, more particularly described as follows, to
wit;

“A parcel of land (Lot 1-F-1) of the subd. plan Psd-09-043586,

being a portion of Lot 1-F, Psd-69279, situated in the Barangay of
San Jose, City of Zamboanga, Island of Mindanao… containing an
area of THREE HUNDRED FIFTY FOUR (354) square meters…”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed
to sell the above-described parcel of land, for the price and under the terms and
conditions set forth hereinbelow;

NOW THEREFORE, for and in consideration of the premises, and more

specifically the total sum of ONE HUNDRED THOUSAND (P100, 000.00)
PESOS, Philippine currency, the receipt whereof is acknowledged from the
BUYER to the entire satisfaction of the SELLER, the SELLER does hereby sell,
transfer and convey, in a manner absolute and irrevocable, in favor of the
BUYER, his heirs and assigns, the above-described real property, free and clear
from all liens and encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, we have hereunto set our hands on this __ day

of February 2009 at Zamboanga City, Philippines.

executed the foregoing instrument and acknowledged that the same is their free
act and voluntary deed.

That this document refers to a Deed of Absolute Sale consisting of two (2)
pages signed by the parties and their instrumental witnesses on each and every
page hereof.
