DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

THAT I, ELENITO CASAS MODEQUILLO, of legal age, Filipino, married, with residence
address at Bingay, Borbon, Cebu, Philippines, is one of the heirs of the late TEODORO
MODEQUILLO, the absolute owner of a parcel of land, situated in Bingay, Borbon, Cebu,
Philippines, containing an area of Two Thousand Three Hundred Six (2,306) Square Meters,
more or less, covered by a Tax Declaration No. 13-0004-11931, of the Office of the Municipal
Assessor of Borbon, Cebu, more particularly described as follows:

TAX DECLARATION NO. 13-0004-11931

A parcel of land, situated in Bingay, Borbon, Cebu, Philippines. Bounded on the North
by lot of Mateo Montejo (Lot #832); on the South by Valentin Bragat (Lot #796); on
the East by Roberto Sumayang & Francisco Modequillo (lot no. 787 & 837); and on
the West by Celerina Modequillo (lot # 835); containing an area of 2,306 square
meters.

That for and in consideration of the sum of EIGHTY THOUSAND PESOS (P80,000.00)
Philippine currency, receipt of which in full is hereby acknowledged, I do hereby SELL, CEDE,
TRANSFER AND CONVEY, to JONAME GOOD ESTOQUE AND IVAN REY D. ESTOQUE ,
spouses, of legal age, Filipino, with residence address at Sitio Cabica 2, Campusong, Borbon,
Cebu, Philippines, their heirs, successors and assigns, a PORTION of the above-described
real property, that belongs to the share of Elenito Casas Modequillo, with an area of ONE
HUNDRED (100) SQUARE METERS, free from all liens and encumbrances, of whatever
nature, including all real estate taxes as of the date of this sale.

IN WITNESS WHEREOF, we have hereunto signed this Deed of Absolute Sale this 2 nd
day of January 2023, at Borbon, Cebu, Philippines.
