EXTRA-JUDICIAL SETTLEMENT OF THE ESTATE


OF REUBEN S. DORONIO JR. WITH DEED OF ABSOLUTE SALE

This EXTRA-JUDICIAL SETTLEMENT, is made and entered into by and among:

HONEYLEE S. DORONIO, of legal age, married, Filipino and with residence


address at Poblacion, Borbon, Cebu;

JOMARIE ARESGADO DORONIO, of legal age, widow, Filipino and a resident


of Poblacion, Borbon, Cebu;

WITNESSETH;

WHEREAS, the above-named parties are the surviving and compulsory heirs of
the late REUBEN S. DORONIO JR., who died on July 10, 2007, in Brgy. Guinanta, Tipo-
tipo, Basilan, without any will;

WHEREAS, the deceased, at the time of death, left a certain real property
situated in Barangay Tagnucan, Borbon, Cebu, Philippines and more particularly
described as follows:

Tax Declaration No. 13-0019-29447

A parcel of land, bounded on the North by Lot No. 1831; on the South by Lot No. 1873-
part; on the East by the Lot No. 1873-part; and on the West by Lot No. 1873-part;
situated in Barangay Tagnucan, Borbon, Cebu, Philippines, with an area of ONE
THOUSAND NINE HUNDRED TWENTY-THREE (1,923) SQUARE METERS.

WHEREAS, to the best knowledge and information of the herein parties, the
deceased left no debts;

WHEREAS, the parties, being of legal age, with full civil capacity to contract,
hereby by these presents, adjudicate unto themselves, pro-rata, the real property
above mentioned and its improvement;

That for a consideration of the sum of Ninety-Six Thousand One Hundred


Fifty Pesos (Php96,150.00), Philippine currency, to us in hand paid by ELSIE D.
MAYOL, married to JANN DAVE ATAY, of legal age, Filipino, and a resident of Sitio
Intermedia, Poblacion, Borbon, Cebu, Philippines, receipt of which is hereby
acknowledged, do hereby SELL, CEDE, TRANSFER AND CONVEY by way of ABSOLUTE
SALE unto the said ELSIE D. MAYOL, her heirs and assigns, the aforesaid described
real property together with whatever improvements thereon.

That the said parcel of land belongs to us exclusively and is free from all liens
and encumbrances. It is not tenanted and the provisions of Article 1623 of the Civil
Code has been complied with. Since the lot is not registered under Act 496 nor under
the Spanish Mortgage Law, the parties agree to register this instrument under Act
3344 as amended.

IN WITNESS WHEREOF, the parties have affixed their signatures this 10 th day
of December 2022, at Borbon, Cebu, Philippines.

BEFORE ME, this 10th day of December 2022, at Borbon, Cebu, Philippines,
personally appeared the herein Sellers, who presented their respective competent
evidence of identity written below their names, known to me to be the same persons
who executed the foregoing instrument, an Extrajudicial Settlement of Estate with
Deed of Absolute Sale, and acknowledged to me that the same is their voluntary act
and deed.

This instrument, Extra-judicial Settlement of the Estate of Reuben S. Doronio


Jr. consisting of two (2) pages, including the page on which this acknowledgment is
written has been signed on the left margin of each and every page thereof by the
parties and their witnesses, and sealed with my notarial seal.

IN WITNESS WHEREOF, I have hereunto set my hand on the day and place
above written.
