DEED OF ADJUDICATION WITH

ABSOLUTE SALE OF A PORTION OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This Deed is hereby entered by and between:

JEFFREY B. GALINDO of legal age, Filipino Citizen and a resident of Barangay


Villarica, Candon City, Ilocos Sur, hereinafter refer to as the ADJUDICATEE/VENDOR;
and

SPS. ACE JOHN PAUL P. RAGUDO and LYKA MAE G. RAGUDO of legal ages,
Filipino Citizens and residents of Barangay San Antonio, Candon City, Ilocos Sur,
hereinafter refer to as the VENDEE;

-witnesseth-

That the Adjudicatee/Vendor is the legal heir of the late CLARO GALINDO, who
died intestate on _________________, in __________________, without any will;

That prior to the death of CLARO GALINDO he is the declared owner of parcel of
land located in Barangay Villarica, Candon City, Ilocos Sur and more particularly
described as follows:

PROPERTY BOUNDARIES:

North: 008 South: 011, 010

East: 007 West: Brgy. 039

Containing an area of ONE HUNDRED (100) SQUARE METER, more or less.

That the deceased at the time of his death left no know debts;

That pursuant to Sections 1 and 4 of Rule 74 of the Rules of Court, I, JEFFREY B.


GALINDO being the legal heir with full capacity to enter into contract, do hereby these
presents adjudicate unto myself the above-described parcel of land free from all liens
and encumbrances of whatever kind and nature, and further request that such
adjudication be made effective without judicial notice and hearing;

Witnesseth Further

That for and in consideration of the sum of ONE HUNDRED THIRTY THOUSAND
PESOS (PHP 130,000.00) in hand paid by the Vendee to the Adjudicatee/Vendor,
receipt of which is hereby acknowledged by the Adjudicatee/Vendor, do hereby sell,
transfer and convey by way of absolute and irrevocable sale unto said Vendee a portion
of the property, free from all liens and encumbrances;

That there is no pending case filed in court, tribunal or any office regarding the
said land;
That subject property is free from all liens and encumbrances, taxes due,
previous and current had been fully paid;

That the vendor hereby warrants defending the rights and title to the vendee,
her heirs and assigns all adverse claims of all persons whomsoever and further bind
himself to answer all damages in case of a court suit may arise thereto.
