EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made end and entered into this _____ day of ________ 20__, in
_______________________________________, by and between:

LETECIA D. GERONA , married , residing at Agbanga, Matalom, Leyte ; CALIXTO D.

DANTE , married, residing at Brgy. Jubasan, Inopacan, Leyte; VITA D.BIBAT, married
residing at Brgy. Maljo , Inopacan, Leyte ; ROSEMARIE D. DAGSAAN, married,
residing at Brgy. Jubasan , Inopacan, Leyte; all of legal ages , Filipino citizens.

WITNESSETH, that:

WHEREAS, we are the heirs of the deceased FELICULA D. DANTE who died
on___________________________

WHEREAS FELICULA D. DANTE acquired a parcel of land during her lifetime evidenced by a
Deed of Sale , copy of which is hereby attached , as “ Annex A”;

WHEREAS, FELICULA D. DANTE, died intestate, without Will or Testament, and without any
outstanding debts in favor of any person or entity;

WHEREAS, the said parcel of land is still in the name of his father Francisco Dargantes in which
such parcel of land was conveyed to Leoncia Dargantes as evidenced by an Extrajudicial
Settlement of Estate p.4 , a copy of the said document is hereby attached , as “Annex B “ ;

WHEREAS, LEONCIA DARGANTES sold it to FELICULA DARGANTES as mentioned above in

“Annex A” FELICULA DARGANTES was married to Sebastian Dante who was the one who paid
handed the money to Leoncia;

WHEREAS , FELICULA DANTE is the owner of a parcel of land located at Barangay Conalum ,
Inopacan, Leyte covered by Tax Declaration 00227 with Lot No. 1968 which was previously had
a tax declaration no of 1708 mentioned in the previous extrajudicial partition of estate of the heirs
of Francisco Dargantes:

TECHNICAL DESCRIPTION OF THE PROPERTY

With an area of 6,590 square meters bounded on the ;

North : Brgy Road South : lot 1991

East : Brgy Road West : 1824

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and being
with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land described
above, in equal shares. FURTHER, FOR AND IN CONSIDERATION of the sum of One Hundre d
Fifty Thousand Pesos ( PhP 150,000.00 ), Philippine Currency, the receipt whereof is hereby
acknowledged in full sum of Ms. MAGUENDA L. TORRION, single of legal age, Filipinos, and
with residence address at Brgy. Conalum , Inopacan, Leyte, we do hereby SELL, TRANSFER,
CONVEY and DELIVER, by way of ABSOLUTE SALE, unto said Ms. MAGUENDA L. TORRION,
her heirs assigns and successors in interest the property above described with all the
improvements existing thereon; That we hereby warrant our valid title to and peaceful possession
of the property herein sold and conveyed and further declares that the same is free and clear of all
liens and encumbrances of any kind whatsoever.
