SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, JULIET A. ABAYAN, Filipino, of legal age, single, and with residence and postal
address at Block 1 Lot 99 Kensington 8, Barangay Navarro, City of General Trias, Cavite,
Philippines do hereby NAME, CONSTITUTE and APPOINT, JOHN A. ABAYAN, also a Filipino,
of legal age, single, and with residence and postal address at Block 1 Lot 99 Kensington 8,
Barangay Navarro, City of General Trias, Cavite, Philippines to be my true and lawful attorney,
for me and in my name, place and stead and for my own use and benefit, to do and perform the
following acts, to wit:

1. To sign for and in our behalf the corresponding Deed of Sale or Transfer / Assignment or
Waiver of Rights or any other document in relation to the sale, transfer, and waiver of my
brother JOHN A. ABAYAN’s tenancy and tenural rights over a certain parcel of land
located at Block 1 Lot 99 Kensington 8, Barangay Navarro, General Trias, Cavite
previously owned by JULIET A. ABAYAN measuring 60 square meter;

2. To get and receive for and in our behalf, the cash or be named as the payee in the
check which the buyer of the said parcel of land shall pay or issue in relation to the
acquisition, transfer, and termination of my brother JOHN A. ABAYAN’s rights as a
tenant of the above-mentioned property;

3. To sign and execute for and in our behalf the necessary and pertinent documents, and
papers in relation thereto;

4. To do such other tasks and perform other transactions as may be necessary to carry out
the foregoing authorities.

HEREBY GIVING AND GRANTING, unto my said attorney-in-fact, JOHN A. ABAYAN,

full powers and authority to do and perform all and every act requisite or necessary, as fully for
all intents and purposes as I might or could lawfully do if personally present, and HEREBY
RATIFYING AND CONFIRMING all that my said attorney-in-fact shall lawfully do or cause to be
done by virtue hereof.
