DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, REMEDIOS GALLARON HATFIELD, of legal age, widow, Filipino


and a resident of Brgy. Malbog, Tolosa, Leyte, Philippines, for and in
consideration of the sum of EIGHTY THOUSAND PESOS (Php80,000.00), Phil.
Currency, paid to me in hand and to my full and complete satisfaction by
ELEANOR P. DUNAGAN, likewise of legal age, married, Filipino and a resident
of Brgy. Bislig, Tanauan, Leyte, Philippines, do hereby these presents, SELL,
CEDE, CONVEY and TRANSFER absolutely and forever unto the said
ELEANOR P. DUNAGAN, her heirs, successors and assigns a parcel of land
which is more particularly bounded and described as follows:

“A parcel of land together with all the improvements thereon


designated as Lot No. 3885 of the Tolosa Cadastre, situated in
Brgy. Malbog, Tolosa, Leyte. BearingTax Declarationm No. 00492
declared in the name of Florencio Varona. Bounded on the North
by Lot No. 3886, on the East by Lot No. 1451; on the South by Lot
No. 3884 and on the West by Barangay Road. Containing an area
of .1558.45 hectares, more or less. Assessed at P570.00.”

of which I am the absolute and exclusive owner having acquired the same
through purchase from Florencio Varona as evidenced by a Deed of Absolute
Sale executed and ratified before Notary Public Atty. Ephrem S. Abando and
denominated as Document No. 262; Page No. 54; Book No. IV; Series of 1996 of
his Notarial Register and that I have the perfect title to sell and convey the same;

That the above-described real property is free from all liens, charges and
encumbrances of any kind whatsoever and that I further warrant and agree to the
herein vendee, her heirs, successors and assigns to defend them against all just
claims of any person whomsoever;

That from the date of execution of this instrument, the herein vendee
shall become the absolute and lawful owner of the above-described real
property.

FIFTY THOUSAND PESOS (Php50,000.00), Phil. Currency, paid to me in hand
and to my full and complete satisfaction by ELEANOR P. DUNAGAN, likewise of
legal age, married, Filipino and a resident of Brgy. Bislig, Tanauan, Leyte,
Philippines, do hereby these presents, SELL, CEDE, CONVEY and TRANSFER
absolutely and forever unto the said ELEANOR P. DUNAGAN, her heirs,
successors and assigns a parcel of land which is more particularly bounded and
described as follows:

“A parcel of land together with all the improvements thereon


designated as Lot No. 748, Case 7, Cad.822-D of the Tolosa
Cadastre, situated in Brgy. Malbog, Tolosa, Leyte. With Katibayan
ng Orihinal na Titulo Blg.P-38948, registered in the name of
ARNULFO L. CINCO married to ANUNCIANCION A. CINCO.
Bearing Tax Declaration No. 00153 declared in the name of Arnulfo
Cinco. Bounded on the SW, along line 1-2 by Lot 747, Case 7,
Cad.822-D; on the NW, along line 2-3 by Swamp; on the NE, along
line 3-4 by lot 763, Case 7, Cad. 822-D; on the SE., along line 4-1
by Lot 749, Case 7, Cad. 822-D. Containing an area of FOUR
THOUSAND FIVE HUNDRED NINETEEN (4,519) SQUARE
METERS, more or less. Assessed at Php 3,510.00.”

of which I am the absolute and exclusive owner and that I have the perfect title to
sell and convey the same;

That the above-described real property is free from all liens, charges and
encumbrances of any kind whatsoever and that I further warrant and agree to the
herein vendee, her heirs, successors and assigns to defend them against all just
claims of any person whomsoever;

That from the date of execution of this instrument, the herein vendee
