KNOW ALL MEN BY THESE PRESENTS:

I, JOSEPH D. DELOVINO, of legal age, Filipino, married, resident of Brgy. Sta Maria, Presentacion,
Camarines Sur, for and in consideration of the sum of ONE HUNDRED FIFTY THOUSAND PESOS (₱ 150,000.00)
Philippine Currency, do hereby SELL, TRANSFER and CONVEY unto Sps. Antonio C. Fernandez and Anita P.
Fernandez, likewise of legal age, Filipino, married, a resident of 6326 Saint John St. San Antonio Valley 15
Paranaque City, their heirs, successors and assigns all my rights and interestin the parcel of land located at
Paghabolan, Poblacion, Presentacion, Camarines Sur, more particularly described and bounded as follows:

“A parcel of Agricultural Land containing an area of 4.3553 hectares, more or less

bounded on the North, By Cad Lot no. 417, on the East, By Cad Lot No. 405 & 401, on the
South, By Cad Lot No. 401, and on the West By Cad Lot No. 414 & 415 under Cad Lot No. 416
PLS-687-D. Declared under the name of DELOVINO, JOSEPH with ARP No. 97-001-0054 with
Assessed Value at ₱ 25,070.00.”

That I am the owner and actual possessor of the above-described property free from all liens and
encumbrances. That I am lawfully seized in fee simple of premises and that shall warrant and forever defend
the said sale and conveyance of said property unto the said vendee, their heirs, successors and assigns against
the claim of person or persons whomsoever.

That the above described property is not registered under Act No. 496 as amended nor under the
Spanish Mortgage Law, hence the parties hereto have agreed to register the instrument under Act No. 3344 as
amended.
