SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, RIVA DE LEON MAZO, of legal age, Filipino, and resident of legal age, Filipino,
married to MICHAEL P. MAZO, and with residence address at Bagacay, Gubat, Sorsogon, do
hereby NAME, CONSTITUTE and AUTHORIZE, JENNIFER MIRANDA, of legal age, married,
Filipino, and with residence address at Juban, Sorsogon, to be my true and lawful attorney-
in fact for me and in my name place and stead to do and perform the following special
powers to wit:

1. To process, claim and receive the Certificate of Authorizing Registration (CAR) and to pay
estate tax at the Bureau Internal Revenue (BIR), Sorsogon City, in connection with the
transfer and/or sitting and transfer of ownership of a portion of a parcel of land as follows:

“A parcel of land designated as Survey No. 1601 and Lot No. 009
situated at Poblacion, Juban, Sorsogon, with an area of SIX THOUSAND
(6,000) SQUARE METERS ONLY, more or less, and is covered under Tax
Declaration with ARP No. 2014-09-0007-00104.”

2. To cause the transfer of the said property in my name at the Sorsogon City Assessor's
Office and cause its registration and/or titling at the Office of the Registry Deeds Sorsogon
City;

3. To file and/or receive all papers necessary for the processing of required documents at
the PENRO, Municipal DAR/PARO Sorsogon City.

4. To sign all papers or documents in connection with the transfer and titling of the said
portion of the property in my name with full authority to claim and receive all papers,
documents and the like as well as my title from the Registry of Deeds, Sorsogon City.

5. To sign in my behalf and present any document relating to the said power herein above
given;

6. To take do all such further actions as maybe necessary to accomplish the foregoing
powers.

HEREBY GIVING AND GRANTING unto our said Attorney-in-fact full powers and
authority to do and perform and every act and thing whatsoever requisite necessary and
proper to be done as fully to all intents and purposes as we might or could lawfully do if
personally present. HEREBY RATIFYING AND CONFIRMING all that our said Attorney-in-
fact shall lawfully do and cause to be done by virtue of these presents.
