DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

I, MATIAS B. YNOT, Filipino, of legal age, married to LORNA P.


YNOT, and a resident of Villarico, Piñan, Zamboanga del Norte, by these
presents:
WITNESSETH

That I am the lawful possessor, cultivator, and owner of a parcel of land


situated at Situbo, Sergio Osmeña Zamboanga del Norte, known as Lot No.
1757-Part, containing an area of TWO (2) hectares, duly covered by Tax
Declaration of Real Property bearing TD No.l8-0034-00047;

That for and in consideration of the sum of SEVENTY THOUSAND


PESOS (P70,000.00), Philippine Currency, to me paid in cash and in hand by
Vendee CARLITO P. DARUNDAY, Filipino of legal age, married to JULIETA M.
DARUNDAY, and a resident of Situbo, Sergio Osmeña, Zamboanga del Norte,
receipt of which is hereby acknowledged in this instrument to my full and
entire satisfaction, I, the said MATIAS B. YNOT, by these presents, do hereby
SELL, CEDE, TRANSFER, and CONVEY by way of ABSOLUTE SALE the whole
of the above-described parcel of land, with all the improvements existing
thereon, unto and in favor of Vendee CARLITO P. DARUNDAY, his heirs and
assigns, free from all liens and encumbrances.

That I hereby warrant valid title to and in peaceful possession of the


above-described property and have the absolute right to convey the same.

IN WITNESS WHEREOF, I have hereunto affixed my signature this
