DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF SALE made and entered into by and between: LEONIDA M. TOLEDO, Filipino, of
legal age, and a resident of Barangay Togbongon, Surigao City, Philippines, hereinafter called the
VENDOR; ARNOLD T. ACASA, minor, represented by his parents, SPS. SOPRIANO R. ACASA and
LUZVIMINDA T. ACASA, all Filipino with residence and postal address at P-2 Sitio Looc, Brgy. Luna,
Surigao City, hereinafter called the VENDEE;

That the Vendor is the absolute owner of a certain parcel of Coco land located at Barangay
Togbongon, Surigao City, under TCT No. 2014000029 which is more particularly described as follows, to
wit.

A PORTION OF COCO LAND (Lot No. 3102, CAD-234), situated in the Barrio of Togbongon,
Surigao City, Islands of Mindanao, Bounded on the N along line 3-4-5-6 by Togbongon Creek;SE., along
lines 6-1 by Lot No. 3101, CAD-234;S., at point 1 by Lot No. 7218, CAD-234’ at point 1 by Lot No. 3100
CAD-234;W., along lines 1-2-3 by Lot No. 3099, CAD-234.

A beginning at point marked “1” on plan being S; 78 deg. 12’E., 167.76 meters from BLLM No.
170 CAD-234, THENCE;

That the area sold to the VENDEE, SPS. SOPRIANO ACASA and LUZVIMINDA ACASA are
containing an area of ONE HUNDRED TEN SQUARE METERS, more or less.

THAT FOR AND IN CONSIDERATION of the sum of TWENTY THOUSAND PESOS (P20,000.00)
Philippine Currency, to me in the hand paid by the VENDEE, receipt of which is hereby acknowledge and
confessed, I do hereby SELL, TRANSFER and CONVEY unto the said above-described property together
with all improvement therein, free from all lien and encumbrances of any kind whatsoever.

IN WITNESS WHEREFOF, we have hereunto set our hands this __ day of ________ at Surigao
City, Surigao del Norte, Philippines.

ACKNOWLEDGMENT
