DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and entered into by and among:

MARIA FRANCISCO VILLANO, widow, EUFRICINA F. VILLANO, MARITESS F. VILLANO,


LERMA F. VILLANO, ENRICO F. VILLANO, and JUAN CARLOS F. VILLANO, all single, all
Filipino, all of legal age and residents of Sapang Palay, San Jose Del Monte, Bulacan,
hereinafter referred to as the SELLER;

-and-

SYSTEMBUILD DEVCON INCORPORATED, a corporation duly organized and


existing under and by virtue of the laws of the Republic of the Philippines
and with office address at No. 2 Pear Drive corner Winston St., East Fairview,
Quezon City, herein represented by its President, MARIO C. MONSALVE,
hereinafter referred to as the BUYER;

W I T N E S S E T H:

WHEREAS, the SELLER is absolute and registered owner of a certain parcel of land, situated at
Lot I-H, PSD-415448, Sto. Cristo, San Jose del Monte, Bulacan, with an area of Seven Hundred Seventy
seven (777)sqm.,covered and embraced by Transfer Certificate of Title No. 040-2011002600, of the
Registry of Deeds for the Province of Bulacan, Meycauayan Branch, more particularly described, as
follows:

A copy of Transfer Certificate of Title No. 040-2011002600 is hereto attached and made an
integral part hereof as Annex “A”, and that the above-described property is hereinafter referred to as
the “Property”.

NOW THEREFORE, for and in consideration of the sum of SEVEN HUNDRED THOUSAND PESOS
(Php 700,000.00), Philippine Currency, full receipt of which is hereby acknowledged by the SELLER from
the BUYER, SELLER, hereby SELLS, CONVEY, and/or TRANSFERS unto the BUYER, its heirs, assigns, and/or
successor in interest, that certain parcel of land, free from all liens, encumbrances or claims, illegal
occupats/tenants, whomsoever and whatsoever, and that it is not involved in any litigation.
That, payment for the capital gains tax, updated realty tax shall be for the exclusive account of
the SELLER, while the documentary stamp tax, transfer tax, registration fee and other incidental
expenses to incur in the transfer of title/ownership under the name of the BUYER, shall be for the
account of the BUYER.

It is further agreed that this DEED OF ABSOLUTE SALE, shall be binding to both parties’ heirs,
assigns and successors in interest.

IN WITNESS WHEREOF, the parties have hereunto set their hands this day of ______, 2018 at

this page wherein the acknowledgment is written and signed by the parties and their instrumental
