AUTHORITY TO SELL

I, EBENEZER T. SENETE with the capacity as Attorney-In-Fact/Trustee with the capacity as

the property Owner/Attorney-In-Fact, hereby authorize MS. GENELLA M. MALANG and MS.
ANTONIETTE B. ALBASON to offer and look for a willing and able Buyer of our property for sale
as detailed below:

Subject to the following terms and conditions:

o This is an non -exclusive authority effective on the date of signing of this authority on your
registered Buyer until the consummation of sale.
o Real Estate Tax up to the current year shall be paid upon settlement of the required Down
Payment and signing of the Conditional Deed of Sale and/or as what had been agreed upon
by the Buyer and the Seller.
o Capital Gains Tax; and Professional Service Fee of five (5%) percent are for the account of
the Seller based on the declared gross selling price per square meter. The above-concerned
transacting Broker and Agent are entitled to claim the sales proceeds on top of the declared
gross selling price.
o Documentary Stamp Tax, Transfer Tax, Registration Fee and other incidental expenses to
effect the transfer of land title in the name of the new owner are for the account of the
Buyer.
o Verification and due diligence of the documents shall be done upon the submission of a
signed Offer to Purchase and/or Intent To Buy by the Buyer.
