EXTRAJUDICIAL SETTLEMENT OF THE ESTATE OF THE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT, made and entered into in the ______________, Philippines, by and
between / among-

1) ______________________________, wife of the deceased, of legal age, Filipino, widow

and a current resident of ______________________________, hereinafter called as HEIR-
SELLER;

2) ______________________________, daughter of the deceased, of legal age, Filipino,

single and a resident of above-mentioned;

3) ______________________________, daughter of the deceased, of legal age, Filipino,

single and a resident of above-mentioned; and

4) ______________________________, daughter of the deceased, of legal age, Filipino,

married to ______________________________and a resident of above-mentioned;

WITNESSETH: THAT-

WHEREAS, the late ______________________________, who died intestate on

______________________________ in ______________________________, leaving a certain
parcel of land with improvement situated in the ______________________________, containing
an area of ______________________________Sq. Meters, and covered by Transfer Certificate of
Title No. ______________________________ more particularly described as follows:

WHEREAS, the parties hereto are the sole and only heirs of the decedent entitled to succeed
to his assets, being his legitimate wife and children, respectively;

WHEREAS, there are no known debts or obligations due against the estate of said decedent;

WHEREAS, the herein HEIRS-SELLERS after succeeding to the ownership of said

property, hereby sell, transfer and convey by way of DEED OF ABSOLUTE SALE of a certain
parcel of land covered by Transfer Certificate of Title No.
______________________________above-described, its ownership and possession together with
improvements therein in favor of
____________________________________________________________, both of legal age,
Filipino citizens and with residence and postal address at ______________________________, for
the sum of ______________________________ PESOS (Php 500,000.00), Philippine Currency of
which is acknowledged as having been received by the HEIR-SELLERS from the BUYERS;

 THAT THE HEIR-SELLERS do hereby warrant valid entry, and peaceful possession of
the property herein sold and conveyed, and further declares that the same is free and clear of all liens
and encumbrances of any kind whatsoever

That this settlement with Sale will be published in accordance with Sections 1 and 2 of Rule
74 of the Revised of Court;

WHEREAS, that they hereby affirm that they have executed the foregoing instrument out of
their own voluntary free will without force, intimidation or violence upon their person, that they have
no claim or demand against each other;

Subject, however, to contingent liabilities to creditors, heirs or other persons who might have
been deprived of lawful participation in the estate of the decedent, for a period of two years from and
after the settlement and distribution thereof, in accordance with the provision of Section 4, Rule 74 of
the Rules of Court; and

That in the remote event that any other property of the decedent should ever be found which
is not included herein above, the parties hereto further agree as they do so agree to settle and
distribute the same in like manner and proportion as herein established and disposed.

IN WITNESS WHEREOF, the parties have hereto signed this deed, this day of ______ at
