This Deed of Absolute Sale, referred to herein as the DEED made and executed

THAT the SELLER is the duly registered owner of that certain parcel of land,
referred to herein as the PROPERTY, situated in Brgy. Maitim II City of Tagaytay
identified as Lot No. 05 Block No. 107 Phase No. 1 of the METROGATE TAGAYTAY
MANORS subdivision containing an area of One Hundred Ninety Five (195) SQUARE
METERS, more or less, covered by Transfer Certificate of Title No. 076-2016006023 of
the Registry of Deeds at Tagaytay City, and more particularly described as follows:

A PARCEL OF LAND ( LOT 5 BLK. 107 OF THE CONS. SUBD. PLAN. PCS-04-
023783, BEING A PORTION OF LOTS 2-A, 2B & 2-C (LRC) PSD-26016, LOT 3-A
(LRC) PSD-327991, LOTS 963-D-1 & 963-D-2, PSD-C4-185167, LRC REC. NO )
SITUATED IN THE BRGY. OF MAITIM II CITY OF TAG. IS. OF LUZON.... with an area
of One Hundred Ninety Five ( 195 ) S.Q. METERS.....…..MORE OR LESS............

THAT, for and in consideration of the sum of PESOS:


Only (P______________.00) Philippine Currency, in hand paid by the VENDEE unto
and in favor of the VENDOR, and the receipt and acceptance of which is hereby
acknowledged by the latter to its full and complete satisfaction, the said VENDOR
hereby SELLS, TRANSFERS and CONVEYS, and by these presents has SOLD,
TRANSFERRED and CONVEYED all its interest, rights and participation in and over
the PROPERTY absolutely and irrevocably unto and in favor of the VENDEE his/ her/
its heirs and successors-in-interests, the PROPERTY.

THAT the VENDOR warrants that the PROPERTY is free from any and all liens,
encumbrances, and charges of whatever nature. The VENDOR further warrants valid
title to and possession of the said PROPERTY unto and in favor of the VENDEE,
against any all claims of any third party or entity. The VENDOR likewise warrants that
the PROPERTY is not tenanted nor illegally occupied by any person or entity, not
planted to rice or corn, and is not covered by any agrarian reform program of the
government.

IN WITNESS WHEREOF, the parties herein have hereunto set their hands on the
