-WITHNESSETH THAT-
WHEREAS, the BUYER offered to buy and the SELLER has agreed to sell the
above-described property for the price and under the terms and conditions set forth
herein below;
The SELLER shall be liable for payment of the Capital Gains Tax. In addition,
Real Estate Tax and condominium association dues up to the signing and execution
of Deed of Sale shall be for the account of the SELLER. Documentary Stamp Tax,
Transfer Tax, Registration Fees and expenses incidental to the transfer of title shall
be for the account of the BUYER.
The SELLER hereby warrants valid title to the rights being sold to the BUYER,
including peaceful possession of the real property involved, and further declare that
the same is free and clear of all liens and encumbrances of any kind whatsoever.
The SELLER warrants that the subject property is free from all claims of third
person/s or entities and that the provisions of the law are satisfied to effect a valid
and enforceable transfer and conveyance on the said Property.
The SELLER shall defend its title to the Property sold, transferred and conveyed
in favor of the BUYER, his heirs, assigns and nominees, against all claims of all
persons and entities.

ACKNOWLEDGEDMENT
BEFORE ME, a Notary Public for and in ______________, this _____ day of

to me known to be the same persons who signed and executed the foregoing Deed
of Absolute Sale and each acknowledged to me that the same is executed as their
free and voluntary act and deed and for the uses and purposes therein set forth.
I further certify that said document consists of THREE (3) pages including this
acknowledgement page and refers to a Deed of Absolute Sale by and between Vida
Kristeen Calamiong Monta represented by her attorney-in-fact, Karina Calamiong
