This CONTRACT TO SELL made and executed this ________________________________by and


between:

MENCHIE VICEDO ORENO, SINGLE, of legal age, Filipino Citizen with residence and postal address
at 0131 Mangahan Ge. Trias Cavite hereinafter referred to as the "SELLER/VENDORS.
JULIUS L. ACEDILLO married to MYRNA B. ACEDILLO of legal age, Filipino Citizen with residence
and postal address at San Antonio, Zambales have NAME, CONSTITUTE AND APPOINT JUSTINE MARIE B.
ACEDILLO, single, of legal age, Filipino Citizen with residence address at 247 Quezon St. Brgy.Cuyab, San
Pedro, Laguna as my Attorney in Fact hereinafter referred to as the "BUYERS/VENDEES".

WITNESSETH:
WHEREAS, the SELLERS/VENDORS are absolute and registered owner of a house and land
consisting of NINETY SIX (96) SQUARE METERS more or less located at Lot 3, of the cons. subd.plan
Pcs-04-014049,being a portion of the cons. of Lots 1-44, Blk. 139, Pcs-042122-009141 L.R.C Rec.
No.1 ), situated in the Brgy. M. Gregorio, City of Trece Martires, Bounded on the E, along line 1-2-3-
4 by rd. lot 3-A Psd-042122-009141.on the S, ,. along line 4-5 by lot 2, of the cons.subd.plan on the W,
along line 5-6-7-8-9 by Blk. 139 Pcs-042122-009141 on the N, along line 9-1 by lot 4 of the
cons.subd.plan Beginning at a point marked "1" on plan. Being N.13 deg.48’E.,472.24 M. from Mon.
154, San Francisco De Malabon Est.,, To the point of beginning containing an area of NINETY SIX
(96) SQUARE METERS. and covered by Transfer Certificate of Title No.077-2015005130 issued by
the Registry of Deeds of Cavite;

WHEREAS, THE BUYERS/VENDEES offered to buy and the SELLERS/VENDORS agreed to sell above
mentioned property under the terms and conditions herein below set forth;

NOW THEREFORE, for and in consideration of the total sum of Six Million Pesos (Php 6,000.000.00)
Philippine Currency and of the covenants herein after set forth the SELLER/VENDORS agrees to sell
and the BUYERS/VENDEES agrees to buy the aforesaid property subject to the following terms and
conditions:
1. The total consideration shall be of SIX MILLION PESOS (Php 6,000.000.00) shall be acquired by
the buyer through a loan thru Pagibig Home Development Mutual Fund.
2. The parties BUYERS represents that it has inspected, or will have the opportunity to inspect, the
property and if closing occurs, will accept the physical condition of the same on an "AS IS- WHERE
IS" basis and the BUYERS releases SELLERS from any liability with respect to physical
condition of the property regardless of whether caused by or attributable to SELLER'S sole, joint,
comparative or concurrent negligence, fault or strict liability.
3. Real Estate Tax until the property is fully paid, shall be for the account of the SELLERS/VENDEES;
4. Capital Gains Tax ,Documentary Stamps Tax, Registration Fee, Registration expenses
and all other miscellaneous fees and expenses shall be to the account of the BUYERS VENDEES;
5. Possession to the subject property shall be delivered by the SELLERS VENDORS to the
BUYERS VENDEES upon full payment of the total consideration;
6. Upon loan approval of the total price the SELLERS VENDORS shall sign and execute a DEED OF
ABSOLUTE SALE in favor of the BUYERS/VENDEES. The SELLERS/VENDORS shall likewise
execute and/or deliver any and all documents, including but not limited to the original copy of Transfer
Certificate of Title Tax Declaration and all other documents necessary for the transfer of ownership
from SELLER/VENDORS to the BUYERS/VENDEES.

IN WITNESS WHEREOF, the parties have hereunto affixed their signatures, this
