DEED OF ABSOLUTE SALE OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

That I, JOHN FREDERICK M. ANLAGAN, Filipino Citizen, and a resident of Poblacion,

Manolo Fortich, Bukidnon, herein called as the Vendor, and LIFEWAY FUNDAMENTAL
BAPTIST CHURCH, located at Kihare, Poblacion, Manolo Fortich, Bukidnon, represented by:
Mr. Sonny I. Rautraut and Mr. Rogelio S. Binayao, together with the Church Deacons and
Officers namely: Mr. James Orlasan, Mr. Julian J. Barcibal and Mrs. Jean Lastimosa, all of legal
ages, Filipino citizens, and a residents of Poblacion, Manolo Fortich, Bukidnon, herein called
as the Vendee; I, sold my Paraphernal Property Share at SIX HUNDRED FIFTY THOUSAND
PESOS ONLY (Php. 650,000.00) to the Vendee;

That for and in consideration of the sum of SIX HUNDRED FIFTY THOUSAND PESOS
ONLY (Php. 650,000.00) Philippine Currency, to me in hand paid by LIFEWAY FUNDAMENTAL
BAPTIST CHURCH, represented by Mr. Sonny I. Rautraut, Et. Al., the Vendee. And do hereby
acknowledged to me with full and entire satisfaction hereby by these presents absolutely and
unconditionally SELL, TRANSFER AND CONVEY, unto the LIFEWAY FUNDAMENTAL BAPTIST
CHURCH, represented by Mr. Sonny I. Rautraut, et. al. their heirs, assigns and successors-in-
interest of the land including all the improvements found thereon, identified as (LOT 11832,
CAD-867, identical to LOT 468-A, CSD-10-019347 being a portion of (LOT 468, CAD-867,
MANOLO FORTICH CADASTRE), containing an area of FIVE HUNDRED FORTY (540) SQUARE
METERS, more or less, free from all liens and encumbrances whatsoever. The vendor has
complied with Article 1621 and 1623 of the New Civil Code. The above-mentioned parcel of
land, particularly described and bounded as follows, to wit:

LOT 11832, CAD-876, IDENTICAL TO LOT 468-A, CSD-10-019347, (Portion of LOT 468, CAD-867)

A parcel of Land (Lot 11832, CAD-876, identical to Lot 468-A, CSD-10-019347, part of
Lot 468, CAD-867, Manolo Fortich Cadastre; bearing Original Certificate of Title No. P-75842
(Residential Free Patent), situated at Barangay of Poblacion, Municipality of Manolo Fortich,
Province of Bukidnon, Island of Mindanao. Bounded on the N., along line 1-2, by Lot 468-B,
CSD-10-019347; on the E., along line 2-3, by Lot 468-L, CSD-10-019347 (ROAD LOT (5.00 M.
Wide); on the S., along line 3-4, by Lot 467, CAD-867; on the W., along line 4-1, by Lot 480,
CAD-867, all of Manolo Fortich Cadastre;

Beginning at a point marked “1” on the plan, being S. 34 deg. 36’ E., 1,361.70 m. from
BLLM No. 1, CAD-867, Manolo Fortich Cadastre;

2-3 S. 06 deg. 14’ W., 20.80 m.
3-4 N. 81 deg. 31’ W., 26.11 m.

Containing an Area of FIVE HUNDRED FORTY (540) SQUARE METERS, more or less.

Of which land, I AM the surviving owner in fee simple in accordance with the provision
of the Land Registration Act, the parties hereto agreed to register this instrument under the
provisions of Sec. 194 of the Revised Administrative Code as amended by Act 3344;

That the Vendor hereby warrants to us that he has in peaceful possession of the
property herein sold and conveyed to the VENDEE; further I declared that the same is not
tenanted nor subjects to any lien or encumbrances of any kind whatsoever.

Binayao, brothers in Christ, all of legal ages, Filipino citizens, and a residents of Poblacion,
Manolo Fortich, Bukidnon, herein called as the Vendee; that I, sold my Paraphernal Property
Share at EIGHTY THOUSAND PESOS ONLY (Php. 80,000.00) to the Vendee;

That for and in consideration of the sum of EIGHTY THOUSAND PESOS ONLY (Php.
80,000.00) Philippine Currency, to me in hand paid by, Sonny I. Rautraut, and Rogelio S.
Binayao, the Vendee. And do hereby acknowledged to me with full and entire satisfaction
hereby by these presents absolutely and unconditionally SELL, TRANSFER AND CONVEY, unto
Us, their heirs, assigns and successors-in-interest of the land including all the improvements
found thereon, identified as (LOT 11832, CAD-867, identical to LOT 468-A, CSD-10-019347
