DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and executed by and between:

FALCON MEYER, single, of legal age, Filipino citizen, and a resident of No.
24 Wellrich Subdivision, Dolores, City of San Fernando, Pampanga, hereinafter referred to as
the SELLER;

-and-

JOHNSON & KATHERINE WRIGHT, both of legal age, Filipino citizens,


and with residence at No. 45 Farmville Subd., San Juan, City of San Fernando,
Pampanga, hereinafter referred to as the BUYER;

W I T N E S S E T H:

WHEREAS, the SELLER is the registered owner of a parcel of land, situated in


the Bo. of San Isidro, Mun. of San Fernanado, Province of Pampanga, as appearing in
Transfer Certificate of Title (TCT) No.123456--R of the Registry of Deeds for the
Province of San Fernando Pampanga, and more particularly described and bounded as
follows:
Transfer Certificate of Title (TCT) No. 664528-R

“A PARCEL OF LAND (LOT 1 OF THE CONS, SUBDIVISION PLAN PCS-035416-004531 BEING


A PORTION OF CONS. LOTS 3783-F-1-E & H, PSD-03-021395, LRC. REC. NO.), SITUATED IN
THE BO. OF SAN ISIDRO, MUN. OF SAN FDO., PROV. OF PAMP. BOUNDED ON THE NE.,
ALONG LINE 1-2 BY LOT 2; ALONG LINE 2-3 BY LOT 3 BOTH OF THE CONS. SUBD. PLAN,
ON THE SE., ALONG LINE 3-4 BY LOT 3783-E, PSD-03-000577 (RD.); ON THE SW., ALONG

THENCE N.50 DEG. 56’W., 13.07 M. TO PT. 5; THENCE N.39 DEG. 41’E., 9.32 M. TO PT. OF
BEG.; CONTAINING AN AREA OF ONE HUNDRED THIRTY SEVEN (137) SQ. METERS.
ALL PTS.F REF. TO ARE INDICATED ON THE PLAN AND ARE MARKED ON THE GROUND
BY PS CYL. CONC. MONS. BEARINGS TRUE; XXX.”

WHEREAS, the SELLER agree to sell the above described real property;

The SELLER warrants that the said property is free from any liens and
encumbrances.

NOW THEREFORE, for and in consideration of the foregoing premises and the
sum of ONE MILLION PESOS (Php 1,000,000.00), Philippine Currency receipt of
which in full is hereby acknowledged by the SELLER from the BUYER, the SELLER
hereby SELLS, TRANSFERS and CONVEYS unto and in favor of the BUYER, his heirs,
successors and assigns, the property in a manner that is absolute and irrevocable;

IN WITNESS WHEREOF, the PARTIES have signed these presents this 9th day of
January 2024 at the City of San Fernando, Pampanga, Philippines.

ACKNOWLEDGMENT
BEFORE ME, a Notary Public in and for the City of San Fernando, Pampanga,
personally appeared the above named persons, known to me to be the same persons
who executed the foregoing Deed of Absolute Sale, over a portion of a parcel of land
(137 square meters) covered by Transfer Certificate of Title (TCT) No. 664528-R and
acknowledged to me that the same is their free and voluntary act and deed.

The foregoing instrument relates to a Deed of absolute Sale consisting of two (2)
pages including this page of acknowledgment, signed by the parties and their
instrumental witnesses on all pages thereof, in my presence, and sealed with my
Notarial Seal.
