OF PORTION OF PARCEL OF LAND

KNOW ALL MEANS BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made executed and entered into by:

ROLDAN M. CARANDANG married to GERLIE E. CARANDANG, both of legal age,


Filipino Citizen, and with the residence and postal address at Purok 3, Brgy. Sta.
Maria, Sto. Tomas, Batangas, hereinafter referred to as the VENDOR;

AND

ROLLIE B. CABUNIAG married to JOVY L. CABUNIAG, both of legal age, Filipino


Citizen, and with residence and postal address at Purok 3, Brgy. Sta. Maria, Sto.
Tomas, Batangas, hereinafter referred to as the VENDEES:

WITNESSETH

WHEREAS, the VENDOR is the registered owner of a parcel of land located at


Brgy. Sta. Maria, Sto. tomas, Batangas, and more particularly described as follows:

“A parcel of land (Lot 8295-C, Csd-04-036547-D), being a portion of Lot


8295, Cad-424, Sto. Tomas Cadastre; LRC Rec. No. ), situated in the Brgy. Of
Sta. Maria, City of Sto. Tomas, Prov. of Batangas, Bounded on the NE., along line
1-3 by Lot 8295-D, of the subdivision plan; on the SE., along line 3-4 by Lot 8295-E,
of the subdivision plan; on the SE., and SW., along line 5-8 by Lot 8295-B, of the
subdivision plan; and on the NW., along line 8-9 & 9-1, by Lot 8284 and 8285, Cad-
424-D, Sto. Tomas Cadastre, respectively, containing an area of TWELVE
THOUSAND EIGHT HUNDRED EIGHTY ONE (12,881) Square meters more or less.

of which the VENDOR is the sole and real owner as evidence by Tax Declaration
issued by the City Assessor of Sto. Tomas.

WHEREAS, the VENDEES have offered to buy and the VENDOR has agreed to sell
EIGHTY ONE (81) Square meters, more or less portion from the above described
property, particularly described as Lot 15550 Pt., (Lot 8295-B is Equivalent to Lot
15551 as per DENR approved plan).

NOW THEREFORE, for and in consideration of the sum of ONE HUNDRED


SEVENTY FIVE THOUSAND FIVE HUNDRED PESOS (175,500.00), Philippine
Currency, to me in hand paid by the VENDEES, the VENDOR do hereby SELL,
TRANSFER and CONVEY by way of ABSOLUTE SALE unto the said VENDEES, their
heirs and assigns the parcel of land described above.
That the VENDOR hereby warrants valid title to a peaceful possession of
the property herein sold and conveyed and further declares that the same is free
from liens and encumbrances of any kind whatsoever.
