WITNESSETH
That for in consideration of the sum of Nine Hundred Forty Thousand Pesos (Php
940,000.00) I, CYRIL TADURAN CLARIDAD, vendor, herein agree to sell to the
herein vendee, herein agree to sell to the herein vendee a parcel of land and house
together with all of its improvements, situated in B116 L7, PH 2, Villa de Calamba
Subdivision, Brgy. La Mesa, Calamba City, Laguna covered by Transfer Certificate of
Title No. T-331528 specifically described as follows:
A parcel of land (Lot 7, Blk. 116 of the subd. plan, Psd-043405-068751, being a
portion of Blk. 107, Pcs-043405-008001, LRC. Rec. No.), situated in the Brgy. of
Bucal, Mun. of Calamba, Prov. of Laguna, Island of Luzon. Bounded on the SW.,
along line 1-2 by Lot 5, Blk. 116; on the NW., along line 2-3 by Alley 88; on the NE;
along line 3-4 by Lot 9; and and on the SE., along line 4-1 by Lot 8, both of Blk. 116,
all of the subd. plan. Beginning at a point marked …………….xxx………………….to
the point of beginning containing an area of THIRTY-SEVEN (37) SQUARE
METERS, more or less.
2. That upon the approval of the loan of the vendee, the vendor shall execute and
deliver the Title, Deed of Absolute Sale for the Transfer of Title under the name of
the vendee and for the Registration of Real Estate Mortgage in favor of the PAG-
IBIG FUND.
3. That the vendor shall shoulder all the expenses concerning the transfer of the said
property to the vendee’s name including but not limited to Capital Gains Tax,
Documentary Stamp Tax, and among others. Vendees account, Deed of Absolute
Sale, Notarial Fee, Transfer Tax, Registry of Deeds Registration Fees likewise
assume all the obligations of the vendor as the subject lot is concerned.
4. That the vendee hereby agrees and undertakes to pay the remaining balance in the
event the approved loan is less than Nine Hundred Forty Thousand Pesos
(Php940,000.00) on or before the signing of the Deed of Absolute Sale.
5. That both parties voluntarily entered this agreement and fully aware of its effect/s
to all their rights.

SPECIAL POWER OF ATTORNEY
1. To sell, offer sale and come to an agreement with a buyer who shall pay the
purchase price of the sale through the proceeds of the loan with PAG-IBIG Fund,
and thereafter to sign for me in my name the Deed of Absolute Sale, Contract to
Sell, MOA, Acknowledgement Receipt, and other documents related to the sale,
and convey ownership over my property particularly described as follow:
Situated at Villa De Calamba Subd., La Mesa, Calamba City, Laguna under TCT
No. T-331528 Lot No. 7 Block 116 Phase 2 Survey No. _____ of the Registry of
Deeds of Calamba.
2. To negotiate and come to an agreement with the buyer as part of the terms of the
sale that, in case the purchase price is higher than the loan proceeds with PAG-
IBIG
Fund, the buyer shall provide the equity to cover the difference.
3. To receive the Letter of Guaranty issued by PAG-IBIG Fund guaranteeing that the
proceeds of the buyer’s PAG-IBIG Fund Housing loan will be paid directly to the
seller; and, pursuant thereto, receive the check in my Attorney-in-Facts name as
represented in the Assignment of Loan Proceeds.
4. To perform other acts and submit other documents that the seller is required to
perform or submit in relation to the housing loan of the buyer.
