DEED OF ABSOLUTE SALE

OF REAL ESTATE PROPERTY

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale of Real Estate Property is made and entered into by and between:

NAME, married to NAME, Filipino, both of legal ages, with residence


address at 2318 Leyte St. Singalong Manila, hereinafter referred to as the “VENDOR”;

--and--

NAMEO, married to, NAME both of legal ages, with residence address at
Blk 5, Magsaysay Village, Tondo, Manila, Brgy. 105 Zone 8, hereinafter referred to as
the “VENDEE”.

WITNESSETH THAT:

WHEREAS, the VENDOR is the absolute and registered owner of the certain parcel of land with
improvements situated in the City of Manila, and covered by Transfer Certificate of Title (TCT) No.
1354367 of the Registry of Deeds, and more particularly described and bounded as follows:

“A parcel of land (Lot 6, Blk. 21 of the subdivision plan Bsd-04-000492,


being a portion of Super Block 1, Area V, described on plan Bsd-04-000480,
LRC Record No. ), situated in the District of Tondo, City of Manila, Bounded
on the W., along line 1-2 by Lot 4, on the N., along line 2-3 by Lot 7, both of
Block 21, on the E., along line 3-4 by Alley 18 and on the S., along line 4-1 by
Lot 5, Block 21, all of the subdivision plan. Beginning at a point marked “1” on
plan, being N. 25 deg. 50’W., 2576.92 m. from BLLM # 39, Cad. 13, Manila
Cadastre; thence N. 01 deg. 23’E., 5.69 m. to point 2; thence S. 87 deg. 53’E.,
7.45 m. to point 3; thence. S. 01 deg. 09’W., 5.45 m. to point 4; thence N. 89 deg.
40’W., 7.46 m. to the point of beginning, containing an area of FORTY ONE
SQUARE METERS & FIFTY TWO SQUARE DECIMETERS (41.52). All
points referred to are indicated on the plan and are marked on the ground by P.S.
Cyl. Conc. Mons.; bearing true, date of original survey, Feb.-March 1979, that of
the subdivision survey, April 1-30, 1980. Approved on July 21, 1980.”

WHEREAS, the VENDEE is offered to buy and the VENDORS agreed to sell FORTY ON
SQUARE METERS & FIFTY TWO SQUARE DECIMETERS (41.52) of the above-described parcel
of land for the price and under the terms and conditions herein setforth:

NOW, THEREFORE, for and in consideration of the sum ONE MILLION ONE
HUNDERED THOUSAND PESOS (Php 1,100,000.00), Philippine Currency, the receipt hereof in cash
are hereby acknowledged by the VENDORS, to their complete satisfaction, said VENDORS hereby sell,

cede, transfer and convey, the above-described parcel of land, in a manner absolute and irrevocable, unto
the VENDEE, their heirs, successors and assigns;

That the VENDORS hereby warrant valid title to and peaceful possession of the property
above-described, herein sold and conveyed and further declares that the same is free from all liens and
encumbrances whatsoever.
