This Deed of Absolute Sale made and executed by and between:

KWV Trading Corporation, a corporation duly organized


and existing under Philippine law, with business address
at 60 Purok 18, Irisan Naguilan Road, Baguio City,
Represented by Wilson V. Ko, hereinafter referred to as
VENDOR;

- and -

Loreta Valera Ko, of legal age, widow, Filipino citizen, and


with residence at 57 Speaker E. Perez St. SNH, Quezon
City , hereinafter referred to as VENDEE.

That, for and in consideration of the sum of ONE MILLION PESOS (P


1,000,000.00) PESOS, Philippine Currency, receipt of which in full is hereby
acknowledged, VENDOR hereby SELLS, CEDES, TRANSFER, and CONVEYS the
aforementioned property to VENDEE, their heirs, successors, and assigns.

That the VENDOR hereby warrants its title over the residential house above-
described, with full right to dispose of the same free from all liens and encumbrances
and that henceforth exclusive right of ownership and possession over the same shall
pertain to VENDEE, Loreta Valera Ko.

That this property does not fall under the provisions of R.A. 3844 or the
Presidential decree on Land Reform.

It is hereby mutually agreed that the VENDOR shall bear all the expenses for the
Capital Gains taxes, documentary taxes and other taxes, execution and registration of
this deed of sale.

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT, entered into by and between:

SPS. ELIODORO FERRER and BELINDA FERRER, both of


legal age, Filipinos, and residents of 90 Saging St., CAA,
Las Piñas City, Metro-Manila, hereinafter called the
VENDORS/ASSIGNORS;
- and -

SOFIO HERMIDILLA, of legal age, Filipino and resident of


95 Orchids St., Phase II, Parañaque City, hereinafter called
the VENDEE/ASSIGNEE.

WITNESSETH:

WHEREAS, the VENDORS are awardees of a lot known as Lot 22, Block 7B, Phase
II located at CAA II, Las Piñas City with an area of 75.26 square meters;

WHEREAS, the ASSIGNORS are desirous of selling/assigning their rights and


interests TWENTY EIGHT (28) square meters of the 75.26 square meters lot in favor of
herein VENDEE and the VENDEE is willing to accept the assignment from the VENDORS;

NOW THEREFORE, for and in consideration of the sum of THREE HUNDRED FIFTY
THOUSAND PESOS (P350,000), Philippine Currency, the VENDORS/ASSIGNORS hereby
ASSIGN, TRANSFER and CONVEY unto the ASSIGNEE THEIR RIGHTS AND INTERESTS in
the above-described 28 square meters lot subject to the terms and conditions:

1. All remaining obligations of the VENDORS/ASSIGNORS with respect to or in


consideration with the subject lot shall be assumed fully by the VENDEE;

2. All expenses necessary to perfect the title of the VENDEE/ASSIGNEE in the


said lot shall be for the account of the VENDEE/ASSIGNEE.

The VENDORS/ASSIGNORS, by virtue of these presents, hereby constitute and


appoint the VENDEE/ASSIGNEE to be their true and lawful ATTORNEY-IN-FACT to act for
and their behalves with respect to all transactions, dealings and payments that are
required to be made to acquire full ownership of the 28 square meters lot portion of
the 75.26 square meters lot of VENDORS and have it registered in the name of the
VENDEE/ASSIGNEE pursuant to the foregoing assignment, be it with the National
Housing Authority, HEREBY GIVING AND GRANTING unto the ASSIGNEE full powers and
authority to do and perform all and every act requisite or necessary to carry into effect
the foregoing authority, as fully to all intents and purposes as the
VENDORS/ASSIGNORS might or could lawfully do if personally present, with full power
of substitution and revocation, and hereby ratifying and confirming all that the
VENDEE/ASSIGNEE or his substitute shall lawfully do or cause to be done by virtue
hereof;

WHEREAS, the ASSIGNOR is desirous of assigning his rights and interests in


favor of herein ASSIGNEES and the ASSIGNEES are willing to accept the assignment
from the ASSIGNOR;

NOW THEREFORE, the ASSIGNOR hereby ASSIGN, TRANSFER and CONVEY unto
the ASSIGNEES his RIGHTS AND INTERESTS in the above-described property subject to

deceased brother FELIPE PADUA;

That for and in consideration of the sum of ONE HUNDRED FIFTY THOUSAND PESOS

satisfaction from MIGUEL PADUA, married to Luciana Saring, of legal age, resident of Mabulo,

THREE-FIFTH (3/5) portion of the ONE-FOURTH (1/4) share of our deceased brother FELIPE

WHEREAS, the VENDEE has applied to purchase and the VENDOR agreed to sell
the above stated parcel of land its improvements including a one-storey structure
constructed at Block 16 Lot 6 Lopez Property, Las Piñas, Metro-Manila;

WHEREAS, the VENDEE has fully paid to the VENDOR the purchase price of the
said lot and its improvements and all rights thereto in the sum of ONE HUNDRED
EIGHTY THOUSAND PESOS (P180,000.00) Philippine Currency, receipt of which is
acknowledged to the full satisfaction of the VENDOR;

Absolute Sale unto the said VENDEE, his heirs, successors and assigns, the ONE-
FOURTH (1/4) PORTION or 4,317.25 square meters of the below-described parcel of
land, which in its entirety is more particularly described hereunder as follows, to wit:

Blk. 14, Lot 3, PAG-IBIG Homes, Angela Village, Las Pinas City by and virtue of a
Certificate of Membership of Member’s Ownership, issued on June 11, 1982
containing an area of One Hundred Twenty(120) square meters, covered by Mother
Title No. 45845, by the Registry of Deeds of Pasay City, Manila.

The said house and lot are hereinafter referred to as the PROPERTY.

WHEREAS, the VENDOR has offered to sell, and the VENDEE is willing to buy
the said PROPERTY.

NOW, THEREFORE, for and in consideration of the foregoing premises, the


parties have agreed as follows:

1. The VENDOR hereby sells, transfers and conveys in absolute ownership unto
the VENDEE all his rights, title and interests to the said PROPERTY, including
improvements that maybe found therein belonging to the VENDOR as of the date
hereof for and in consideration of the amount of NINETY THOUSAND PESOS (Php.
90,000.00) in Philippine Currency acknowledge and received by the VENDOR to his full
satisfaction.

2. The VENDEE shall assume the balance of the mortgage to the Home
Development Mutual Fund for the remaining number of years.

3. The VENDOR shall pay the for the real estate taxes and all miscellaneous
charges of the PAG-IBIG Homeowners Association, MERALCO account and such other
expenses necessary thereto.

4. That this Deed of Absolute Sale shall be binding upon their respective heirs,
successors, administrators and assigns of the respective parties.
The VENDOR, by virtue of these presents, hereby constitutes and appoints the
VENDEE to be his true and lawful ATTORNEY-IN-FACT to act for and his behalf with
respect to all transactions, dealings and payments that are required to be made to
acquire full ownership of the of the above-described property of VENDOR and have it
registered in the name of the VENDEE pursuant to the foregoing Deed of Sale with
Assumption of Mortgage, be it with the Home Development Mutual Fund, HEREBY
GIVING AND GRANTING unto the VENDOR full powers and authority to do and perform
all and every act requisite or necessary to carry into effect the foregoing authority, as
fully to all intents and purposes as the VENDEE might or could lawfully do if personally
present, with full power of substitution and revocation, and hereby ratifying and
confirming all that the VENDEE or his substitute shall lawfully do or cause to be done
by virtue hereof;

The VENDEE hereby accept the assignment and assume all the remaining
obligations of the VENDOR pursuant to the condition above with full knowledge of the
amount and character of the said obligations and further accept their appointment as
ATTORNEY-IN-FACT.

by HOME DEVELOPMENT MUTUAL FUND (HDMF), hereby authorized the said HDMF to pay the
loan proceeds to ALICE M. PEREZ, of legal age, Filipino, single, and with residence address at
HV7-43 Maharlika Highway, Brgy. Santiago, Sto. Tomas, Batangas, Philippines, the amount of
FIVE HUNDRED THOUSAND PESOS (P500,000.00), Philippine Currency.

That the VENDOR hereby warrants her title over the land above-described, with
full right to dispose of the same free from all liens and encumbrances and that
henceforth exclusive right of ownership and possession over the same shall pertain to
VENDEE, MARILYN E. BARRIENTOS.

That this property does not fall under the provisions of R.A. 3844 or the
Presidential decree on Land Reform.

This CONTRACT, entered into by and between:

Subd., Pulang Lupa, Las Piñas City, hereinafter called the
VENDOR/ASSIGNOR;

EVELYN L. ONG, of legal age, Filipino and resident


of 212 Sapphire St., Countryhomes Subd., Pulang Lupa,
Las Piñas City, hereinafter called the VENDEE/ASSIGNEE.

WITNESSETH:

WHEREAS, the VENDOR is an awardee of one unit condominium in Hulo


Medium Rise Housing Project known as Unit 9, Third Floor, with 27 unit size (m2) Hulo
Coronado St., Mandaluyong City;

WHEREAS, the VENDOR/ASSIGNOR is desirous of selling/assigning her rights


and interests over the above-described condominium unit in favor of herein
VENDEE/ASSIGNEE and the VENDEE/ASSIGNEE is willing to accept the assignment from
the VENDOR/ASSIGNOR;

NOW THEREFORE, for and in consideration of the sum of

Philippine Currency, the VENDOR/ASSIGNOR hereby ASSIGNS, TRANSFERS and
CONVEYS unto the VENDEE/ASSIGNEE her RIGHTS AND INTERESTS in the above-

4. The VENDEE/ASSIGNEE hereby accepts the assignment and assumes all the
