Subject; Extension of Authority with Hold-over Clause

By virtue of the authority given to me by my clients to sell their real estate properties, to wit:

I hereby extend to you solely the authority to look for a buyer of the above-mentioned property within
______ days from today. Thus, you are allowed to advertise said property in your office, website and in
print but no such advertisement/booth/personnel may be placed on the property itself.

I oblige myself to give you 50% of the commission rate stated above upon receipt thereof from the
seller. It is understood that the authority to receive the full commission from the seller/owner is only
vested upon me.

Should the sale be made or effected on modified terms or such other terms as may be accepted by the
owner/seller, you are likewise credited for the said sale and shall be given the above-mentioned
commission based on the revised/agreed price.

It is agreed that in all transactions or negotiations regarding your buyer of these properties, you shall be
informed and you shall always be present together with me with utmost transparency.

Notwithstanding the expiration of this extension of authority to sell, you shall still be entitled to your full
commission provided that the name of the prospective buyer has been registered with me in writing
during the period of authority.
