AUTHORITY TO SELL

KNOW ALL MEN BY THESE PRESENTS:


This agreement, made and executed by and among,
EDMUNDO A. LAGULA, of legal age, Filipino, married, and a resident of Lot 16,
Blk 4, Perpetual Lights St., Teachers Vill, Ph 2, Brgy. San Andres, Cainta, Rizal , being
the Attorney-In-Fact of the LANDOWNERS- Heirs of BLAS ARAGON, (Attached as
ANNEX “A” is the complete list of Landowners and their corresponding Lots), by virtue of the
Special Power of Attorney dated June 17, 2019, recorded as Doc. No. 36, Page No. 8, Book No.
XVII, Series of 2018, of the notarial register of Atty. Cliff Richard E. Genesela, Notary Public
(Attached as ANNEX “B”), hereinafter referred to as the OWNER/SELLER,
and
ALEXANDER S. ASIS, of legal age, Filipino and a resident of Zone 3, Brgy. Azucena, Sipocot,
Camarines Sur, and Principal of Lubigan Jr Elementary School, MARIFI M. ASANZA, of
legal age, Filipino and a resident of ______________________, and LORNA D. BEJOSANO,
of legal age, Filipino and a resident of ____________________, hereinafter referred to as the
AGENTS;
WITNESSETH:
THAT for and in consideration of the acceptance of the terms of this agreement, the
OWNER/SELLER hereby gives the AGENTS, the AUTHORITY TO SELL the following
described property:

Lot No. Lot 2147, Cad 360-D, Case 3


Location Lubigan, Jr., Sipocot, Camarines Sur
Lot area 1,056,297 square meters

THAT, the AGENTS’ authority to sell under this contract will be for a duration of NINETY (90)
DAYS starting upon the execution of this Authority To Sell, extendible upon request by the
interested party before its expiration;
THAT, the AGENTS shall submit the name or company name of their BUYER. Upon
registration with the OWNER/SELLER, no broker, agents can transact with said BUYER during
the 90-DAY PERIOD.
THAT if the property is sold by the AGENTS for a price at ₱150 per square meter, the net price
to be delivered to the OWNER/SELLER shall be ₱80.00 per square meter ( ₱84,503,760.00)
THAT if the property is sold by the AGENTS for a price at ₱90-₱100 per square meter or for a
price less than ₱90 per square meter, the net price to be delivered to the OWNER/SELLER
shall be ₱60.00 per square meter ( ₱63,377,820.00)
THAT herein AGENTS shall receive the remaining balance based on the aforementioned net
price, as their commission if the property is sold by the AGENTS for a price as indicated above;

THAT accepting this agreement, the AGENTS undertake to use their efforts during the
continuance of the agency towards effecting the sale of said property.
THAT, all expenses related to the sale shall be covered by the AGENTS
IN WITNESS WHEREOF, we have hereunto set our hands this ____ TH day of
