SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, ARLENE DUWANG ANO, Single, Filipino and of legal age with residence postal address at Block 8 Lot 6
Springside Villas, Mambog 2, Bacoor City, Cavite 4102 do here name, appoint and constitute JERRY MANGABAT
CARLOS, Married, of legal age, Filipino, with residence and postal address at Block 8 Lot 6 Springside Villas,
Mambog 2, Bacoor City, Cavite 4102 as my true and lawful ATTORNEY-IN-FACT for and in our place, stead and
behalf, to do any and/or all of the following acts:

1. To administer the property purchased from Household Development Corp. (“Seller/Developer”) a


condominium unit, with or without improvements thereon, specifically identified as Floor 3F Unit 0013 of
The Meridian COHO– Bluebell Building located at Brgy. Mambog I, Bacoor City, Cavite, presently covered
by Condominium Certificate of Title (CCT) No. 167-2020000253 and registered in the name of
Seller/Developer, particularly describe as follows:

(Hereinafter referred to as the "Subject Property")

2. To replace and invalidate the previous ATTORNEY-IN-FACT Cecilia Talamera Canuto from any relative
transaction pertaining to the “Subject Property”;

3. To do and perform any and all acts necessary and/or desirable to affect the purchase of the Subject
Properly including, but not limited to the following acts:
a) To negotiate and/or agree to the terms and conditions of the purchase and other matters relating
thereto, and choose as well decide on the details/particulars of the Subject Property;

b) To enter, execute, sign and deliver all contracts and agreements, including but not limited to the
Reservation Agreement, Contract to Sell, Deed of Absolute Sale, and other documents, papers
pertinent to the purchase of the Subject Property;

c) To make payments relative to the purchase of the Subject Property;

d) To change, replace the Subject Property originally or previously chosen/reserved, if necessary, under
the circumstances;

e) To withdraw from or cancel any and all agreements/contracts related to the purchase of the Subject
Property, whether entered into by me or on my behalf, and receive refunds or any other amount (s)
due to me, whether in the form of cash or check issued in my name or in the name of my ATTORNEY-
IN-FACT;

f) To receive originals or copies of the documents relative to the purchase of the Subject Property, such
as, but not limited to Reservation Agreement. Contract to Sell and Deed of Absolute Sale, as well as
any and all documents involving or affecting the Subject Property, such as, but not limited to title, tax
declaration and receipts or clearances;

g) To receive any and all communications, notices, memos, letters and demands from the
Seller/Developer addressed to me or to my ATTORNEY-IN-FACT in relation to the purchase of the
Subject Property;

h) To receive the key to the unit (if any) and sign the relevant documents acknowledging receipt of the
Subject Property, in good and proper condition for the purpose of absolving the Seller/Developer, as
the case may be, from any liability with respect to the Subject Property;

i) To process applications for installation and connection of utilities in the Subject Property, such as,
electrical utilities from Manila Electric Company (MERALCO), water, telephone, cable, internet, and
other utilities from pertinent service providers with the authority to sign, execute. deliver and receive
all documents and to do all acts necessary and in connection thereto, including the right to receive
refunds from MERALCO and/or other service providers, if any; and

j) To do all acts necessary for the accomplishment of the foregoing acts and authorities.

4. To continue the monthly payment or in full of the loaned “Subject Property” from Union Bank of the
Philippines.
5. To receive/claim any document from Union Bank of the Philippines particularly the Owners Duplicate
Certificate to Title, Cancellation of Mortgage upon full payment of the Subject Property, Condominium
Certificate of Title and any other documents related to the “Subject Property”.

HEREBY GIVING AND GRANTING unto said attorneys-in-fact full power and authority to do and perform
all and every act and thing whatsoever requisite and necessary to be done in and about premises, as fully, to all
intents and purposes, as I might or could if personally present, with all power of substitution and revocation, and
hereby ratifying and confirming all that my said attorney-in-fact or their substitutes shall be lawfully do or cause to
be done by virtue thereof.
