I, PEDRO M. GARCIA, married to Juliana Garcia, of legal age, Filipino citizen and
resident of Brgy. Malaking Pulo, Tanauan City, Batangas, hereinafter referred to as the
“VENDOR”;

- and -

SPS. CRISTITUTO B. LAMANO and GERALDINE G. LAMANO, both of legal age,


Filipino citizens, and with residents and postal address at Bugaan East, Laurel, Batangas referred
to as the “VENDEES”;

WITNESSETH:

That the VENDOR is the true and registered owner of a parcel of land located in
Malaking Pulo, Tanauan City, Batangas, covered by TRANSFER CERTIFICATE OF
TITLE NO. T-2169, and more particularly described as follows:

“A parcel of land (Lot No. 6325 of the Cadastral Survey of Tanauan), with
the improvements thereon, situated in the Municipality of Tanauan. Bounded on
the NE., by Lot No. 6324; on the SE., by Lot No. 6327; on the SW., by Lot No.
6326; and on the NW., by Lots Nos. 6330 and 6323. Area, ten thousand one
hundred and forty-four square meters (10,144), more or less.

That FOR AND IN CONSIDERATION of the sum of NINE MILLION ONE


HUNDRED TWENTY NINE THOUSAND AND SIX HUNDRED PESOS (P9,129,600.00),
Philippine Currency, receipt whereof is hereby acknowledged from the VENDEES to the entire
satisfaction of the VENDOR, the latter do hereby by these presents SELL, CEDE,
TRANSFER, AND CONVEY by way of ABSOLUTE SALE unto the said VENDEES, their
heirs and assigns and successors-in-interest, the above-described property, free from all liens,
charges and encumbrances;

That the VENDOR hereby warrant that they have the absolute and exclusive right to sell
and dispose said property in favor of the VENDEES, and further warrant that they will defend
the VENDEES’ right of ownership and possession against any and all just and valid claims of
any person or entity whomsoever;

That this property does not fall under the provisions of R.A. 3844 or the Presidential
Decree on Land Reform;

That the provisions of Articles 1621-1623 of the New Civil Code of the Philippines have
been complied with before this sale.
