DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

We, SPS. DANIEVE H. BINSOL and AGNES P. BINSOL, both of legal age, Filipino
citizens and residents of 124 F.C. Santos St., Ph. 3, BF Homes, Paranaque City, hereinafter
referred to as the “VENDORS”;

- and -

MARIA PAZ INGRID ALICIA S. LAUREL, single, of legal age, Filipino citizen, and
with resident and postal address at 28 Humabon St., Magallanes Village, Makati City, hereinafter
referred to as the “VENDEE”;

WITNESSETH:

That the VENDORS are the true and registered owner of a parcel of land located in
Malaking Pulo, Tanauan City, Batangas, covered by TRANSFER CERTIFICATE OF
TITLE NO. T- 172320-A, and more particularly described as follows:

“A parcel of land (Lot 7590 of the Cadastral Survey of Tanauan), with


the improvements thereon, situated in the Municipality of Tanauan. Bounded
on the NE., by Lot No. 7589; on the SE., by Lot No. 7591; on the SW., by Lot
No. 7608; and on the NW. by a callejon. Beginning at a point marked “1” on
plan x x x containing an area of SEVEN THOUSAND SIX HUNDRED
EIGHTY SIX (7,686) SQUARE METERS, more or less.”

That FOR AND IN CONSIDERATION of the sum SIX MILLION NINE HUNDRED
SEVENTEEN THOUSAND AND FOUR HUNDRED PESOS (P6,917,400.00), Philippine
Currency, receipt whereof is hereby acknowledged from the VENDEE to the entire satisfaction
of the VENDOR, the latter do hereby by these presents SELL, CEDE, TRANSFER, AND
CONVEY by way of ABSOLUTE SALE unto the said VENDEES, their heirs and assigns and
successors-in-interest, the above-described property, free from all liens, charges and
encumbrances;

That the VENDORS hereby warrant that they have the absolute and exclusive right to sell
and dispose said property in favor of the VENDEES, and further warrant that they will defend
the VENDEES’ right of ownership and possession against any and all just and valid claims of
any person or entity whomsoever;

That this property does not fall under the provisions of R.A. 3844 or the Presidential
Decree on Land Reform;

That the provisions of Articles 1621-1623 of the New Civil Code of the Philippines have
been complied with before this sale.

citizens and residents of 124 F.C. Santos St., Ph. 3, BF Homes received the amount of ONE
HUNDRED FIFTY THOUSAND PESOS (150,000.00), as full payment from MARIA PAZ
INGRID ALICIA S. LAUREL, single, of legal age, Filipino citizen, and with resident and
postal address at 28 Humabon St., Magallanes Village, Makati City as full payment for a parcel
of land covered of TRANSFER CERTIFICATE OF TITLE NO. T-172320-A containing an
area of SEVEN THOUSAND SIX HUNDRED EIGHTY SIX (7,686) SQUARE METERS,
more or less.
