DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and executed this ________________ by and
between:

_________________________, of legal age, married, Filipino and with postal and


residence address at Libis Road, San Pedro, Puerto Princesa City, represented by his
Attorney-in-Fact _____________________ of legal age, married, Filipino and with postal
and residence address at Libis Road, San Pedro, Puerto Princesa City by virtue of a
Special Power of Attorney dated September 15, 2023 executed before Attorney
______________________________________ and registered as Doc. No. 126; Page No. 25;
Book No. IX Series of 2023 hereinafter referred to as the “SELLER/ VENDOR;

BAUTISTA, both Filipinos, of legal age, and a resident of Barangay San Manuel,
Puerto Princesa City, hereinafter referred to as the “BUYER/ VENDEE”.

WITNESESETH

That the SELLER/VENDOR is the absolute and registered owner of a parcel of


land consisting of ONE HUNDRED (100) SQUARE METERS located at Brgy.
Macarascas, Puerto Princesa City, which property is more particularly described and
bounded as follows:

Transfer Certificate of Title No. 074-2015000996

That, for and in consideration of the sum of ONE HUNDRED THOUSAND


(100,000.00) PESOS, Philippine Currency, the receipt of which is hereby
acknowledged to their entire satisfaction, the SELLER ___________________________
represented by her Attorney –in- Fact ____________________ do hereby SELL,
TRANSFER and CONVEY, by way Deed of Absolute Sale unto the BUYER Sps,
__________________________ and ________________________________ the above described
parcel of land together with all improvements maybe found thereon.

That the SELLER hereby warrants their title over the land above
described, with full right to dispose of the same, free from all liens and
encumbrances, and that henceforth, full right of ownership and possession of
the whole property shall pertain to the buyers.

That both parties have negotiated and agreed that the Capital Gains tax, Real
Estate Tax, Documentary Stamp Tax Other Registration Expenses and other expenses
related to the transfer of the above property shall be shouldered by the
BUYER/VENDEE.
