DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered by:

KENNETH GONZALES CHUA legal age, Filipino, single, with current residence
address at 1161 CM Recto Street, Sta Cruz, Manila City, Philippines, hereinafter
referred to as the SELLER;

-AND-

SPS. JOSE MERERIA ORIAS AND BRENDA MARIE BERNALDO ORIAS and with
residence and postal address at 27 Cypress St., Cor. Mahogany, Woodland Hills, San
Mateo, Rizal, hereinafter referred to as the BUYER

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land located at Block
26 Lot 38, Bayberry St., Forest Hills Golf and Country Club, Bgy. San Isidro, Antipolo
City, covered by Transfer Certificate of Title No. 163-2016001177 containing a total area
of THREE HUNDRED EIGHTY FOUR SQUARE METERS (384 SQM), more or less,
issued by the Registry of Deeds of Antipolo City, Rizal, hereinafter referred to as the
“SUBJECT PROPERTY” which is more particularly described as follows;

"A PARCEL OF LAND (Lot 38 Blk 26 of the consolidation subdivision plan

PCS-04-011023, being a portion of the consolidation of H-119824; F-43750-
A; Lot B (LRC) PSD-73033; Lot A, PSD-04-041966; Lot C, RS-651; PSU-
162499; Lot 2 (LRC) PSD-1137512; Lot 1 (LRC) PSD-113751, situated in the
Barangay of San Isidro, Municipality of Antipolo, Province of Rizal, Island of
Luzon, bounded on the NW, along line 1-2 by Lot 37 Blk 26, on the NE, along
line 2-3 by road lot 34, on the SE, along line 3-4 by Lot 39 and on the SW,
along line 4-1 by lot 71, both of Blk 26, all of the consolidation subdivision
plan beginning a point marked “1” on plan being N, 03 Degree 28’E, 4640.89
M. from BLLM No. 1, Antipolo, Rizal. Thence N. 29 Degree 44’W, 14.75 M. to
the point of beginning containing an area of THREE HUNDRED EIGHTY-
FOUR (384) SQUARE METERS. All points referred to are indicated on the
plan and are marked on the ground by PS. CYL. CONC. MONS. 15 x 60 CM
bearings true; date of original survey during 1906, 1932, 1933, 1957, 1959,
1962 & 1963 and that of the subdivision survey Feb. 15, 1993, to May 25,
1994 and was approved on October 31, 1995.

WHEREAS, the BUYER has offered to buy, and the SELLER has agreed to sell the
above mentioned property for the amount of THREE MILLION FIVE HUNDRED
THOUSAND (P3,500,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of THREE MILLION FIVE
HUNDRED THOUSAND (P3,500,000.00) Philippine Currency, hand paid by the
vendee to the vendor, the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by
way of Absolute Sale unto the said BUYER, his heirs and assigns, the certain parcel of
land together with all the improvements found thereon, free from all liens and
encumbrances of whatever nature including real estate taxes as of the date of this sale.
