WHEREAS, the SELLER is willing to sell the above-described parcel of land without
improvements and the Buyers are willing to buy the same. ____

NOW, THEREFORE, for and in consideration of the amount of THREE MILLION


PESOS (Php 3,000,000.00), Philippine Currency, receipt of which is acknowledged by the
SELLER, the SELLER do hereby absolutely SOLD, TRANSFERRED, CEDED and
CONVEYED absolutely and irrevocably SELLER rights, interest and participation over the
above-described parcel of land without improvements herein unto and in favor of the BUYERS,
their heirs, successors and assigns, free from any and all lien or encumbrances of whatever
kind or nature.

That, the SELLER hereby warrant valid title and peaceful possession of the above-
described real property herein unto and in favor of the BUYERS, their heirs, successors and
assigns and shall defend them from any third-party claim whatsoever.
