TRINITY ROZ B. VIADO, of legal age, Filipino, single, and resident of No.
16 P. Capalad St., Marulas, Valenzuela City , hereinafter referred to as the VENDOR;
- in favor of –
WITNESSETH:
WHEREAS, the VENDOR are the lawful and registered owners of a parcel of land
together with all the improvements erected thereon, situated at Marulas, Valenzuela City and
which real (“property’) is duly covered and described under Transfer Certificate of Title No. V-
102326 of the Office of the Registry of Deeds for Valenzuela City and with an area of 190
square meters and herein below described as follows:
A parcel of land (Lot 3, Blk. 5 of the subd. plan Psd-29964, being a portion a
portion of Lot 986-B described on plan Fls-2588 (GLRO) Rec. No. 5941) situated in Brgy.
Marulas, Valenzuela City, MM., Is. Of Luzon. Bounded on the NE., by Lot 17, Blk. 5 of the subd.
Plan; on the SE., by Lot 4, Blk. 5 of the subd. Plan; on the SW., by Street Lot 1 of the subd.
Plan; and on the NW., by Lot 2, Blk. 5 of the subd. plan. x x x x containing an area of ONE
HUNDRED NINETY (OVER) square meters, more or less.
WHEREAS, the VENDEE has offered to buy and the VENDORS have agreed to sell the
above-described parcel of land together with the improvements thereon , for the price and
under the terms and conditions set forth herein below:
NOW THEREFORE, for and in consideration of the premises, and more specifically of
the sum of ____________________________________________ PESOS (P___________________) Philippine
currency, the receipt whereof is hereby acknowledged from the VENDEE to the entire
satisfaction of the VENDORS, the said VENDORS do hereby sell, transfer and convey in a
manner absolute and irrevocable, in favor of the VENDEE, its successors and assigns the
above described parcel of land together with the improvements thereon.
That the VENDORS hereby warrant valid title to, and peaceful possession of the
property herein sold and conveyed, and further declare that the same is free and clear of all
liens and encumbrances of any kind whatsoever.
IN WITNESS WHEREOF, the parties have hereunto set their hands and affixed their
signatures on this ____________________________ at Valenzuela City.
ACKNOWLEDGEMENT
known to me to be the same persons who executed the foregoing instrument, and they
acknowledged to me that the same is their free and voluntary act and deed.
This instrument refers to a Deed of Absolute Sale of a parcel of land together with the
improvements thereon consisting of two pages including this page on which this
acknowledgment is written and is signed by the parties and their instrumental witnesses on
each and every page provided hereof.

ACKNOWLEDGMENT RECEIPT

May Reyes the sum of P2,500,000.00 as full payment for the sale of a
parcel of land with improvement containing an area of 62 square meters
and duly covered by Transfer Certificate of Title No. 001-2013002209 of
