DEED OF SALE with ASSUMPTION OF MORTGAGE

KNOW ALL MEN BY THESE PRESENTS;

This Deed of ABSOLUTE SALE is made, executed and entered into by


JOAN MIRANDA HERMOSO, legal age, Filipino, and with residence and postal
address at BLK 10 LOT 59 ST. ANTHONY SUBDIVISION TAYTAY RIZAL,
hereinafter referred to as the VENDOR.

-AND-

ANNA REINA VERANIA and ADRIAN ARANAS, legal age, Filipinos and with
residence and postal address at 180 AREA B GATE 50 BRGY.275 SAN
NICOLAS MANILA, hereinafter referred to as the VENDEES.

WITNESSETH

WHEREAS, the VENDOR is the registered owners of a parcel of land with


improvements located at BLK 01 LOT 05 NATANIA HOMES PH1 BRGY. PASONG
KAWAYAN II GENERAL TRIAS CAVITE and covered by Transfer Certificate of Title
No. 057-2016036699 containing a total area of FORTY-EIGHT SQUARE METERS
(48sqm) more or less and more particularly described as follows:

A PARCEL OF LAND (LOT 05 BLOCK 01 OF THE CONSOLIDATION-SUBDIVISION


PLAN NO. PCS-04-030153, BEING A PORTION OF THE CONS/SUBD OF LOTS
3232-A TO 3232-E PSD-04-237708 SITUATED IN BARANGAY OF PASONG
KAWAYAN 2 MUNICIPALITY OF GENERAL TRIAS PROVINCE OF CAVITE, ISLAND
OF LUZON xxxxx CONTAINING AN AREA OF SEVENTY-TWO (72) SQUARE
METERS.

WHEREAS, the VENDEES have offered to buy and the VENDOR have
agreed to sell the above-mentioned property for the amount of SIX THOUSAND EIGHT
HUNDRED NINETY-FOUR & SEVENTY-FIVE CENTAVOS (P 6,894.75) Philippine
Currency

WHEREAS, the VENDEES may assume HOME DEVELOPMENT MUTUAL


FUND (HDMF) balance starting on January 2024 including occurrence of charges until
fully paid, except on the event that the VENDOR death may agree to pay half of the
unamortized balance to his beneficiary.

WHEREAS, the VENDEES have agreed to assume, as they hereby assume, all
the duties and obligations of the VENDOR imposed upon the latter in the
aforementioned DEED OF MORTGAGE, as if the present VENDEES were mortgagors
in the said DEED OF MORTGAGE.

NOW THEREFORE, for and in consideration of the sum of PESOS: TWO


HUNDRED FIFTY THOUSAND PESOS (P 250,000.00) has been paid to and the
receipt whereof is hereby acknowledged by the VENDOR, the said VENDOR does
hereby SELL, TRANSFER and CONVEY, in a manner absolute and irrevocable, unto
the VENDEES, his/her heirs and assigns the real property above-described together
with all the improvements existing thereon, free and clear of all liens and encumbrances
except the mortgage, and,
The VENDEES do hereby accept this sale and binds himself/ herself to assume as he/
she assumes the payment of the unpaid balance of the mortgage indebtness of the
VENDOR amounting to PESOS; EIGHT HUNDRED NINETY-EIGHT THOUSAND TWO
HUNDRED (P 898,200.00), in favor of the aforenamed mortgagee by virtue of the
mortgage instrument executed on AUGUST 2017, and does hereby further agree to be
bound by the precise terms and conditions therein contained.

IN WITNESS WHEREOF, the parties have hereunto set their hands and signed these
presents on the date and at the place first above written.
