DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and executed on this ________day of________, by
and between:
ENGRACIA B. MARQUINEZ, of legal age, widow, Filipino, and a resident of Brgy.
Sinisian West, Lemery Batangas and hereinafter referred to as a “VENDOR”;
- And -
SPS. KIEN PATRICK B. CRUZ & SHARIE MAE E. CRUZ, of legal age, Filipino, and a
resident of Lemery Batangas and hereinafter referred as a “VENDEE”
WITNESSETH: That –
WHEREAS, the VENDOR is the absolute and registered owner of a parcel of land situated
in Barangay of Sinisian West, Municipality of Lemery Province of Batangas, covered by TCT
No. 054-2021002058, Register of Deeds for Lemery Batangas, which said parcel of land is
described and bounded as follows:

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell the
above-described property for the price and under the terms and conditions set forth herein below;
NOW THEREFORE, for in consideration of the sum of ONE HUNDRED SIXTY
THOUSAND PESOS (Php 160,000.00), Philippine Currency, the receipt whereof is hereby
acknowledged from the VENDEE to entire satisfaction of the VENDOR, the said VENDOR
does hereby sell, transfer and convey all their rights, title and interest over the possession and
ownership of a portion of ONE HUNDRED TWENTY (120) SQUARE METERS, from a parcel
of land embraced by Transfer Certificate of Title No. 054-2021002058;
That the VENDEE agrees to shoulder the expenses for the Capital Gains Tax,
Documentary Stamps Tax, Transfer Fees, Notarial Fees, and all fees or expenses incidental to the
transfer of ownership of the above described property.
The VENDOR hereby warrants and guarantees unto the VENDEE the peaceful
possession and enjoyment over the said ONE HUNDRED TWENTY (120) SQUARE METERS,
and that the same is free and clear of all liens and encumbrances of any kind whatsoever.
 IN WITNESS WHEREOF, the parties have hereunto set their hands this _____day of
