This DEED is made by and among THE HEIRS OF MODESTA FABRIG

MANALASTAS, namely:

LOURDES MAGDARAOG MANUEL married to NESTOR

MANUEL, both of legal ages, both Filipino Citizens, and residing at San
Jose St. Brgy. Mauway, Mandaluyong City;

ERLINDA MAGDARAOG DEL CARMEN married to EFREN DEL

CARMEN, both of legal ages, both Filipino Citizens, and residing at
San Jose St. Brgy. Mauway, Mandaluyong City;

WITNESSETH, that:

WHEREAS, we are the sole heirs of the deceased MODESTA FABRIG

MANALASTAS. who died on ____________________ at

Will or testament, and without any outstanding debts in favor of any person or entity;

Philippines, all being with capacity to contract, we do hereby mutually and voluntarily
agree to adjudicate for and among ourselves in pro-indiviso communal shares the
above-described property;

That it is further declared that the said property is free from all liens and/or
encumbrances and shall defend its ownership from any and all claims whatsoever.

That for and in consideration of the amount of PESOS: ONE HUNDRED

EIGHTY THOUSAND PESOS (PHP 180,000.00) we do hereby SELL, TRANSFER
and CONVEY by way of ABSOLUTE SALE, unto APRILITA PASION WYMAN, of
legal age, married, Filipino Citizens, with postal address at 20-G3 Woodside Homes
Doña Hemady Brgy. Kristong Hari, Quezon City, the above described parcel of land with
an area of FIVE THOUSAND THIRTEEN 12/100 (5,013.12) SQUARE METERS,

That we hereby warrant our title unto the VENDEE and that henceforth they
shall have exclusive rights of ownership and possession over all our interests and
participation over the said property free from all liens and/or encumbrances;

That in order to effect the transfer of title to the VENDEE the notarial fees for
the execution of this Deed and the Capital Gains Tax, Documentary Stamp Tax,
Registration Fees, Transfer Tax, and/or any government imposed tax up to the release
of the Certificate Authorizing Registration shall be for the account of the VENDEE.
