DEED OF ABSOLUTE SALE

KNOW OF ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE executed and entered into by and between:

VIOLETA P. HUGHES Filipino, of legal age, single, a resident of Naic, herein

represented by her duly appointed Attorney-in- Fact, YSIDRO RAMON P. CASTILLO III, of
legal age a resident of Brgy. San Ignacio, San Pablo City, hereinafter called the VENDOR;

AND

ANDY K. ONG , Filipino, of legal age, single with residence and postal address at 1023
Adriatico St., of legal age, single with residence and postal address at 1023 Adriatico St
Ermita, Manila hereinafter referred to as the VENDEE;

WITNESSETH

WHEREAS, the VENDOR is the owner of parcel of land in Phase II of Filipinas Paradise
Complex, a real estate subudivision located at Brgy. Sabang, Naic, Cavite, covered by Transfer of
Certificate of Title NO. T-525986 of the Registry of Deeds of Cavite, which is more particularly
described as follows;

"A parcel of land ( Lot 9-B of the subd. Plan, Psd-042115-074733, being a portion of Lot 9, Blk. 3,
Pcs.-04-040923, L.R.C. Rec No. ), situated in the Brgy. of Sabang, Mun. of Naic, Prov. of Cavite, Is.
of Luzon. Bounded on the SW., along line 1-2 by Lot 9-A, of the subd. plan; on the NW., along lines 2-
3-4 by Rd. lot 2; Psd-04-040923; on the -3.41 NE., along line 4-5 by Rd. lot 1; Psd-04-040923; on the
SE., along line 5-1 by lot 10 blk. 3 Psd-04-040923. Beginning at a pt. marked “1” on plan., bein . S. 58
deg 47’E., 3280.34 m. from Mon. 20, Naic Estate; thence N.46 deg 23’W., 20.00 m. to pt. 2; thence N.
43 deg. 37’E., 9.70 m to pt. 3; thence N.73 deg 55’E.,4.01 m. to pt 4; thence S. 75 deg. 52’E., 20.64 m to
pt. 5; thence S. 43 deg 37’W., 23.33 m. to pt. of beginning containing an area of THREE HUNDRED
FIFTY ONE (351) SQUARE METERS xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx

WHEREAS, VIOLETA P. HUGHES is the owner of the above described lot with improvements
consisting of single detached- bungalow type.

WHEREAS, the VENDEE desires to buy the above described parcel of land including its
improvements and the VENDOR is willing to sell the same to the VENDEE.

NOW THEREFORE, for and in consideration of the sum of TWO MILION FIVE HUNDRED
THOUSAND PESOS (Php 2,500,000.00) Philippine currency, receipt whereof is hereby
acknowledged by the VENDEES, to the entire satisfaction of the VENDOR, the VENDOR hereby sells,
transfer and conveys unto VEMDEES, their heirs and assigns the above-described parcel of land,
including the improvement therein contained free and clear of all liens and encumbrance whatsoever.

The Vendee hereby agrees that they shall bear the expenses of real estate taxes due or accruing on
the subject property up to date of the execution of this deed, consolidation of the title, capital gains tax,
documentary and other taxes imposed by the National of Local government of the Republic of the
Philippines due on the sale of the subject property as well as any and all expenses for the execution of
this DEED OF ABSOLUTE SALE, shall be likewise be for the account of the VENDEE
