This Absolute Sale Made and entered in to his_______________________ day of

HUMANITY RESIDENTS ASSN. INC. herein after referred to as the SELLERS,


represented by its President FERDINARD B. GARCIA, Filipino of legal age, married, and
residing at Blk 5 Lot 11 Humanity Village, Barangay Bagong Silangan, Quezon City.

-and-
VIRGINIA A. CORTEZ of legal age, Filipino citizen and presently residing at Block 3 Lot 5
Humanity Village Brgy. Bagong Silangan Quezon City here in after referred to us the BUYER;

WITHNESSETH:

WHEREAS, the SELLERS are the registered owner of a parcel of land under
HUMANITY RESIDENTS ASSN. INC., with the improvement thereon situated in the Brgy.
Of Bagong Silangan Quezon City, as evidenced by and more particularly described under TCT
NO. N – 204268 of Registry of Deeds for the Quezon City, to wit:

TRANSFER CERTIFICATE OF TITLE

NO.: N – 204268

A parcel of land (Lot 5, Blk. 3, of the subd. plan, psd-00-050213, being


a portion of Lot 105-A, pad-10751, L.R.C. Rec. Non 1037), situated in the Brgy.
of Bagong Silangan, Q. city, M. Mla., Is. of Luzon. Bounded on the nw., along
line 1-2 by Lot 2 Blk 3 on the NE., along line 2-3 by lot 6, Blk 3: ont eh SE,
along line 3-4 by Road Lot 1 (6.00 m. wide) and on the SW, along line 4-1 by Lot
4, blk. 3, all of the subd. Plan. Beginning at a point marked “1” on plan, being S.
44 deg. 51’W., 5255.57 m. from BLLM No. 1, montalban, thence N. 44 deg.
52’E., 6.67 m. to pt. 2: thence S. 45 deg. 08’E.,9.00 m to pt. 3: thence S. 44 deg.
52’W., 6.67 m. to pt. 4: thence N. 45 deg. 08 W., 9.00m to

WHEREAS, the SELLER has offered to sell and the BUYER has agreed to buy the
above-described real property under the terms and condition herein set and forth:

NOW, THEREFORE, and in consideration of the agreed purchased price in the amount
of ONE HUNDRED THOUSAND PESOS (P100,000) Philippine currency, payable in the
manner and form herein below set fourth, the SELLER does hereby sell, transfer and convey in a
manner of and of above-described, together with all the improvements existing thereon.

That the SELLER herby covenants an agrees with the BUYERT that he is lawfully that
he is free and clear of all liens and encumbrance of whatsoever the BUYER hi heirs and assigns
against the lawful to execute a final deed or other instrument to consolidated her ownership of
the subject parcel of land in the name of the BUYER;
